OP I see that you've added a 3rd reception room where the garage was. I would have said that the kitchen diner lounge area looks too big and would have looked to have sited the table in the bit at the back and made a snug out of the bit where the table is.
You must be easily looking at 6 figures for that work now but it'll be a massive house once complete.
On the plans, they have the Snug (I hate that word) and dining room in the wrong place. The kitchen will be a kitchen / diner & the area currntly marked as dining will house another sofa - hence why we`re planning on keeping the door where it is. Thanks for the input, i`ll be sure to keep the thread updated

Are you doing anything with the outside like the link I sent you?
Yes, we are. Thanks for sharing the link, had a fair bit of inspiration from them. To the outside, we’re having;
New Roof, gutters, soffits and facias
New timber windows and doors throughout.
And finally the whole house externally rendered

Hopefully we’ll be in for Christmas
What year? Looks like it's going well - our project got delayed by planning permission not being validated without a tree report.
At present, we need to get the extension roof on, concrete floor in, sliders and roof lantern in.
Then move into the front roof of the main house.
At that stage it’ll be water tight, the plumbers, carpenters and electrician are all chomping at the bit to crack on the first fix.
All the tradesmen are known to me and work with each other regularly, so know what to expect from each other.
I’ll keep the threat updated as we go
Looking good OP.
I love a build thread.
Whilst our property isn't as vast a you & it's far too late now as i've only just seen this thread.
We don't have a garage, nor a means to put one in anywhere, besides going detached, it's the main thing i want in a new house (not for cars, but they're useful to move all the rubbish out of the storage in the house)!
We're open plan downstairs, being a smaller house, it's a pain in the backside, as if the OH has friends round, you don't get your 'own space'.
Although as stipulated it's probably fine being open plan in a larger house.
Bi-fold doors aren't chavvy(again, we don't have them), but it's personal preference, if you like them, go for them.

Thanks for the positive comments!
Bit of an update; we have the beginnings of a roof today with the joists going in...
Starting to think of french doors which are going on the front instead of the sliding patio doors and the back of the “snug’ which is the former garage.

I’m now having second thoughts on keeping the garage as a garage.
It will be cheaper, obviously larger, allow better access to the garden, as the side access is limited.
Daft question, this is PH after all!!
Women love the “playroom idea” and blokes gravitate towards a garage.
I'd definitely choose to keep the garage! It will be cheaper, obviously larger, allow better access to the garden, as the side access is limited.

Here’s the most up to date photo.
We’re definitely keeping the garage as a garage.
And in order to have reasonable access into the garden, we’re going to have a electric roller door to the rear that matches the main garage door, which will be the same colour as the windows and doors.
I’m worried it may look a little odd, but it’s practical, insulated, secure and is reasonably cost effective £1100 inc vat and fitting.

It's a good idea - I know a couple of people who have a "drive through" garage and its been not only useful for garden stuff etc, it's provided shelter for outdoor parties and activities and has also allowed bonus rear garden car parking, should the need arise. We’re definitely keeping the garage as a garage.
