No doubt it is now worse for a few but the old bands were horrific if you were buying just over them ie £250k+ £500k+ £1M+
Yup, we bought close to the band recently, would have been about 4 grand worse off under the old system.

We completed at 260k a week before the changes were announced

I used a high street agent to sell my London house 10 years go. Never again.

What did they do for their £5,500 ?

Show a few couples round. Third made an offer.

Confirmed they were cash buyers as I accepted their recommended lower offer.

That's it. Solicitors do the rest.

Turned out they were not cash buyers as a all. Messed me around for months. I had to threaten to pull out to get the deal done.

So £5,500 to show people round a house. Oh and some internet ads.

I'll do it myself next time.

I think the first starting point is to ascertain who the buyers are, where they are looking and also what it is they are looking for. Personally I don’t feel that focusing on fees first is the right step.

If for example the best group of buyers is first timers then make sure you advertise where they are looking and that you’ve dressed up the property the best you can for their eyes etc.

Saving £1k on fees only to get knocked £10k by an investor or a few k by a home buyer because they find faults or the home being sold down the road has a different paint scheme etc is a false economy.

As a rule of thumb, I reckon ~5-7% to sell and buy a property of the same value. More if you're looking over £1m.

So for buying/selling £400k properties, you're looking at ~£20-28k total for stamp duty, lawyers, estate agents, surveyors, removals, etc.

Just bought a house for £410000, breakdown was:

Deposit: £41000
Mortgage arrangement fee: £295
Stamp Duty: £10500
Legal Costs £1497
Full Structural Survey: £800
Tree Survey (Utter waste of time and a scam IMHO) £250
Moving £300 (Van + couple of thank you meals for people who helped)

Total: £54642.

That was just to move from rented to a mortgaged property less than half a mile from each other.

That of course doesn't include all of the incidental spending after the move, such as decorating costs, tool costs, new furniture and stuff we sold as part of the move.

The house is far too big for us at the moment (no kids) but it's surprising how quickly you get used to the space!!

You shouldn't include the deposit in your expenses.
Slightly skews it doesn’t it, if I include my deposit my next house move will cost us about £175k and the house will be about £400k!! laugh

You can buy a house for £120k in most of the country as said. Not London, but London isn’t most of the country.

Moving costs here aren’t too bad if you’re the buyer. On the other hand, the seller gets lumbered with a 5+% commission.
