House Extension - Price sense check

I am getting my done - 62m2 of which 45m2 is the first floor extension on the already built ground floor side extension ( so no foundations ), the builder is charging the benchmark quoted in one of the earlier posts circa £1200+VAT per m2. That includes all structural work, plastering, two new bathrooms, no kitchen work, windows, decorating.

Whereabouts in the country is that?We've agreed for the chosen builder to start the work in March time. Final price is going to be around £85k for all the building work. The budget for everything else is around £25k for the Kitchen, flooring, downstairs WC, upstairs en-suite & furnishings.

Hi Gary, circa 65sqM, single story kitchen extension and double side. Based just north of York in Haxby..Also where are you in N Yorks? I’ll be doing an extension and renovation in the next few months and I’m on the outskirts of York so keen to know.

We're now 3 weeks away from the build start date and things are starting to get real.
As the garage is being removed, I've had to throw away around 6 years worth of rubbish - not a great job..
The kitchen plans are nearly finalised and we've found a really good company that has worked with the builder in the past. All units are made 'in house' and the quality is really good;
Colours might change yet..
The budget is being slightly stretched but it's our one chance to do this properly.
I'll try to update with 'before' images asap..

I got my planning permission last week so will be going out to tender soon myself.
