Completed and moved in last Thursday, now living in limbo until we get the plans back from the architect, through planning and onto the extension build.

Our chain is exactly the same as yours and we are in the same position as you in the chain, we accepted their offer on October 10th I think, still haven’t exchanged. Our buyers mortgage offer expedited next Friday. Squeaky bum time!

Timmy thank you, yes it is, I am feeling a little overwhelmed by the amount of work required but we've done it before so we can do it again.

I'm not really keen to share more, perhaps later down the line I might do smile

The seller above us, his solicitor has sent contract to our solicitor and they have sent it back with "queries" what are them queries likely to be?

Thanks. Needs some roof work, but otherwise it was restored in 2000. Originally built in 1825 as the dairy to a massive farmhouse apparently.

Anyone’s guess, we have had more comebacks than Frank Sinatra with our sellers enquiries!

Best you can do is ask your solicitor what exactly these enquiries are. Nobody on here can second guess them.

ETA, You shouldn’t be reticent about asking your solicitor direct and relevant questions - a good solicitor/conveyancer will want you to understand and be a part of what is happening.

Crap ones won’t care a damn sadly.

Nice. I assumed when you replied in a thread of mine you were local ish to me.

Seems to be good value out Carlisle way. Never considered it due to work but less of an issue with WFH becoming more the norm.

Indeed, I moved into our new place yesterday,(7 weeks after offer accepted) about 8 miles from Chevron's pink palace. Value for money is high.
45 mins from Newcastle Airport. 3hrs from Euston on the West Coast mainline.

I've got this barn too. And 2 greenhouses.
Dunno what to do with any of them!

Well our house is sold STC.

Within 2 hours of it going online the agent had bookings for 8 viewings. It sold to the first people who came to see it so went within 24 hours.

We took an offer just above the asking price. We undoubtably could have got more for it but the buyer has no related sale. They sold their house 6 months ago and are living with family.

In the area and price bracket where we are looking agents are only keen to deal with people who are immediately proceedable so having a buyer for ours with no related sale should put us in a very good position.

The only downside is there is very little on the market where we want so no idea when we will find anything. There's no rush for us to move though.

Looks ideal for a workshop. Place we’ve had our offer accepted on, near Parakita.mol in fact, has a huge garage/workshop and I’ve now started stocking up on power tools in anticipation of all the DIY I plan on doing myself.

Never really looked forward to DIY before but in this case I’m positively excited by the prospect. smile

A deed is missing and installation certificates for boiler and windows apparently, as I have contact with the vendor asked him to make sure his solicitor hurrys them.

They are estimating completion mid to end April.

Re the windows

Replacement window certification


If your home has had windows replaced since April 2002, then the installation of these windows must meet the building regulations at the time of installation. When selling your home, the buyer s solicitor will need to see evidence that your windows meet the building regulations. This evidence can be provided to a solicitor or estate agent by:




Providing a FENSA certificate, showing that the work was completed by a competent installer registered with FENSA
Providing a certificate from your local authority building control, stating that the installation has been approved under the building regulations


If you have this documentation, then there is no hold up, however, if at this stage in selling your home this is the first you have heard of such certification, then there could be a delay to your sale.



If the windows were installed by a FENSA registered installer, then you can simply request a new certificate.



If however your windows were not installed by a FENSA installer, then you must contact your local building control and check if the windows have been inspected. If so, you need to follow their processes for obtaining the necessary documentation. If however, your windows haven t been inspected; you will be expected to pay for them to be examined by your local building authority, again, adding time to your move. Unfortunately, for many, it is at this stage they find out that their windows are not compliant, and they may need to pay an unexpected cost to rectify the issues. This scenario is estimated to waste #1.5 billion each year

Re the boiler

What if the seller doesn't have a boiler certificate?
Although it is illegal to get a boiler installed by an engineer who is not Gas Safe registered and able to self certify, some sellers choose this route to save on cost or because they don't know it is illegal.

If the seller doesn't have a boiler certificate they have two options:

Retrospective Building Regulation Compliance Certificate - the seller can pay for a Gas Safe registered engineer to inspect the installation of the boiler and either; sign off the installation of the boiler, or make good the installation of the boiler and then sign off the installation. If there is an issue with the installation and the seller won't pay for the works to be addressed, the Gas Safe engineer will be forced to turn off the gas supply to the property/boiler, until the works are completed. The cost ranges from £200 to a complete reinstall.
Take out boiler indemnity insurance - the buyer can take out an indemnity policy that protects them against losses for the local authority enforcing the removal of the boiler. The indemnity policy doesn't cover for costs to install a new boiler. The cost for this indemnity insuranc e ranges from £180 to £500.

What happens if you've lost your boiler installation certificate?
If you have lost your boiler installation certificate you can click here to obtain a duplicate boiler installation certificate from Gas Safety or you can call Gas Safety on 0800 408 5500 (choose option 6)

A duplicate certificate can be emailed or posted at a cost of £5 plus VAT (£6).
