Well, it's all got very real in our household now - property is listed and we've lined up four viewings for Sunday - eek!

My wife is having a wobble now and then which is totally understandable but things seem to be moving fast in Aberdeen so I think it's the right call. Probably.

How long did it take you to clear all the crap from the house before you took photos?

I was about to post the exact same thing, would take us weeks to empty the house out that much hehe
Not going to lie, it was a lot of effort! The garage, shed and loft were all full and no way anyone wants to see inside the fitted wardrobes! House has never been and will never be that tidy again biggrin

Had our first viewing this morning which went well I think and have eight more lined up Sunday-Tuesday. Blown away by the amount of interest!

I don't think the owner of the house owns the TVR, surely you wouldn't by a Tuscan without a garage to keep it in?

Its been a race between me and my partners parents, we sold weeks apart, they moved out already into rented as they are moving 2.5 hours away.

They have finally exchanged today, we are still no closer to to exchanging, given the solicitor a bking on Wednesday, he cant tell us whats holding us up.

Anyone been under offer a substantial amount of time while they waited for anything even remotely suitable to come to market?

Under offer since last October.

Agents reckon my property is now worth considerably more and Purchasers, albeit reluctantly, agree. There really is nothing suitable coming on to the Market at the moment to I have decided to put things on hold until June/.July and I will reappraise the situation then. Property will be revalued at that point.

We’ve just seen something we tried to buy back in December come back on with an asking price 3.5% higher.

Got our contracts through this morning to read through and sign. Looks like we're getting close now!

Presumably unless buyers are cash or FTB then their properties will have risen in value by similar percetage terms? Not being able to complete before the stamp duty holiday ends will be a bit of a double kick in the nuts though.

They aren't selling their exiting property to buy ours, agree on the double kick in the plums though, painful to buy the same house advertised last year for c£70k more.

If everyone works back down their chain asking for more, then only the person at the top cashing out benefits. The person at the bottom buying in possibly can't.

It's all a bit of a weird situation that isn't doing normal people any favours.

I senses another "crash" coming along... which means horrible price discovery, and not much moving for half a decade because no one wants to realise a loss... and so those who do need to sell at a loss do not so bad because there'll be high demand for the few bits and pieces that come to market.

Lose lose... except for home builders now sat on £££ more stock, and banks selling £££ more credit, and government taking £££ more in SDLT, VAT on fees, etc.

It's almost as if the housing market is one big boondoggle and the only people who benefit are the money lenders.

I don't know perhaps the different market, this sounds quite bizarre to me! If I ever say this to a potential buyer, they would literally laugh at me (I would do the same to be honest), being in London market I do not know, for me -experience of buying and selling in the last 11 years-, from offer to completion is max 3 months.
