How the hell are we supposed to plan anything! They are absolutely clueless.
We get our keys a week on Friday. Found out the removal company can’t do that day it would have to be the Monday so we went back asking if it could be the Thursday instead.

Bearing in mind they know we are in air b&b and the cats are in a cattery it’s turns out that they are moving 2 houses in before us on the Thursday even though we were first to reserve and promised our house would be the first completed so we are stuck with getting the keys on the Friday and not moving in to the Monday.

Another £400 on costs I’m probably going to do time instead when we meet them for the handover on the Wednesday.

Got my keys last week, took just under 6 months from offer to completion. No chain but a probate sale and an old house.

Now the real work starts, I have a full renovation ahead of me...

I’ve had my mortgage offer today! Over the moon.

Just got to hope that my flat with my ex goes through ok.

Was told it was being sold by the 2 charities the person who owned it had left it to. One of them couldn't understand why the offers were not asking price(!). The other charity was fine. Turns out charity 1 actually want the properties they sell to be listed for 4 weeks, for best chance. So, I decided to up my offer by 5k, this offer expiring at noon today, to try and tie it down sooner. I imagine they just want more money, so thought I'd try it.

Annoyingly the airbnb I'm in has a booking in a month (I'd have probably been in the 1st house by then) for 3 nights, so I have to move all my st out, leave it in a van for 3 nights, then move back. It's free until mid June, so fingers crossed I can move in somewhere by then

Yep, sounds like a tough time. Fingers crossed for you!

PS, they do say if you want to make life hell then leave a proportion of your estate to a charity.
As it’s not an absolute or fixed value, they’ll work hard to maximise value because they share in it.
Thus your charity seller is indeed just following expected practice and pushing for more money.

Agreed our entry/exit date today for our sale.
Fingers crossed it goes through ok, I really despise moving house and the stress that comes with it - Got some serious packing and sorting to do over next 6 weeks!

Aye, just a shame what we fancy isn't available or in our budget. We really liked a large house near the end of Drum Brae North last year but it sold very quick and way past what we could manage - my wife still scowls at the new owners when driving past! It's genuinely a lovely part of town and I'll miss it.

It certainly is the gold zone around the area you describe, lovely homes too (friend's mother stays on Hillview Terrace). Have you seen 15 Hillview Drive? I would love to get my hands on it but it's a large renovation job that is. Owner is deceased now, I know some kind citizens helped do a clear out a while back but it was the ailing hoarder scenario so a lost cause and no family to help. The Ford Ka has been parked up so long a very small tree was growing behind it, blocking it in!

We have bypassed Cammo/West Craigs completely. Didn't like what you get for your money and developments such as Uphall and Calder too are just massive and unappealing. We have gone for one of the Dandara/Foxhall Gait homes in the end. Only 124 houses being built, reasonably close to Edinburgh but also closer to family in Broxburn/Fauldhouse which helps. I grew up next to Tornados and Typhoons so the airport won't bother me!

Anyway, house has been on since Friday. We were away all weekend but two viewings last night and one tonight. First couple have made an offer subject to survey on roof, second couple want another look during daylight and to see the attic before making an offer. Tonight's loved it too so won't be surprised but unsure what their budget/realistic purchase power is. Another viewing scheduled for Saturday but suspect we will go to a closing date soon.

No not yet, just waiting on the missives (Scotland) being sorted.
I don't think I've got the mental capacity to deal with a cross border chain (we're moving to England so extra faff with another solicitor etc) so we're going to take a short term rental or move in with family once the sale is done before we buy down south.

Similar to ours, maybe. We found our (realistic) dream house in a nice part of the most desirable local village that was way under budget, we looked at houses which were £50k+ more expensive, in less desirable areas, we didn't like as much. We have been in since Nov. and haven't discovered anything wrong with the house or location, literally the worst thing is a single window has blown out the double glazing. However, it is decorated terribly. Not just out dated (frilly light shades, net curtains) but to an odd taste; the walls clash with the carpets (which does include the bathrooms!), the kitchen is new, with quartz worktops, rangemaster oven etc, but is laid out strangely. That kind of thing. Did that really put people off so much? I can only assume when spending as much as you now need too people demand everything is perfect. But most places you'll want to decorate anyway and, what, £15k maximum would change all the carpets and pay for someone to paint every wall. But it feels like we got the house for about 20% off.

I say this to give hope to others. There are still bargins out there, you just need to compromise on the stuff that isn't important.

Two weeks ago we were told that the final sign off inspection on the house we're buying would be end of March and we could complete any time after that. Yesterday they told us that it's now 14th April as they essentially forgot to call off some materials to finish off making the house watertight. Their response was basically 'tough'.
We had flooring booked, carpets booked, agreed to vacate our rental as we could complete and move before the end of the current rental month. Now it's a complete mess as our flooring/carpet fitters were booked up two months in advance and it's highly likely we'll still have to vacate the rental although we'll ask the question.
They've quoted the contract saying 'tough tittie' as we can delay up to six months and there's nothing you can do about it so if anyone has any suggestions it would be appreciated as it sounds like it's their own incompetence/negligence that's caused the new delays (already a couple of months delayed). I'll obviously be talking to my solicitor to see if there's any comeback but we reserved last year so it's under the Consumer Code rather than the Ombudsman Service.

They'll be referring the long stop date. Obviously things get delayed, but they could be nicer about it! They can't find supplies anywhere else?

If ever there was a compelling reason not to buy a new build...

I really, really couldn't be arsed with all that crap, and then once you move in the snagging begins...

It was 4 weeks to go when I was given CML date and they gave a very reasonable timeline for the trades to get done. Seems in two weeks they have added two weeks of delay because they didn't have the materials to do some of the work but only told me this yesterday.

I'm with you been there done that .

Then when you want to sell so does all the same other looking houses if its on an estate

It's coming up to a year since I moved at the end of march (with 1 day left on my 0.99pc 5 year fix mortgage offer).

About now it was all falling to pieces like the walls of Jericho.

The move, which took about six months, involved my wife giving birth to our second kid just a few weeks before we were meant to move/ a hideous chain of old people who didn't gaf about me and my FTBs mortgage running out/me missing the school deadline for the local primary school/all my stuff going into storage and having an empty house for 2 weeks because some dick head at the top of the chain changed their mind about exchanging/my buyer trying to stiff me out of ten grand on the basis of some bullst survey, and yet...


... None of that matters now.

I got to use my 0.99pc mortgage but it was touch and go and went right down to the wire. My son got into the local outstanding school - no idea how it happened but it did. I've finished the work on the house very nearly and it's looking great.

I feel for each and every one of you trying to buy and sell at the moment because it's a stressful old business.

If it is meant to be it will work out. Keep the faith!

Still no sign of the external doors or bay window, got another site visit this coming weekend but I live just round the corner so it’s easy to keep an eye on things.

They’re pushing on with second fix anyway, hopefully means the timeline is being adhered to. Landlord is getting a bit funny about me not wanting to renew my tenancy agreement so it really does want to be finished on time!
CML a week on Friday and completion 3 weeks later is the current plan!

Having lived in properties that were 100’s of years old, I can assure you snagging on a new build is but a minor inconvenience in comparison.
