I now await the details of fixtures and fittings from by vendors' solicitor with bated breath. The house has a nice range cooker, an island with stools, decent curtains; if they take all of these, we'll be buying a husk!

The only thing I am taking with me that my buyer might think strange is the wooden log store, but I built it myself and am quite pleased with it, so I'm keeping it.

Our offer was accepted 5 months ago and the grant of probate has finally come through on our purchase, so we’re hoping we’ll be ready to exchange in the next week or two.

FTB > Our Buyers > Us > Vacant

There are still a few loose ends to tie up further down the chain but we’ve now started packing with earnest.

We’re moving into FiL’s empty house while we knock down a wall or two, possibly do a small extension, reconfigure the bathroom, fully re-wire, new kitchen, windows, doors, flooring, boiler & heating etc etc etc.

Our current house was supposed to be our forever home, but the new one definitely will be!

Any recommendations for an insurer that will cover us while it’s empty for 3-6 months, and while we’re having works done? I know lots have exclusions on those basis. Or is it still a job for comparison sites?

Ha. I know someone who has had at least 5 "forever homes". I wish she'd stop using the phrase now.

I'd try your existing insurer first. Then NFU.

if you're house is empty, generally the insurers ask that it is checked every 28 days.
If you're having work done, I guess that applies anyway.

As we are selling abroad and right in the middle of it so we cannot be there for another 6 weeks so looks like we may lose it if someone now offers above our offer. In a way i understand but also many lookers also pull out and it seems to be getting worse now as things tighten. Also when we are back we are genuine cash buyers, hmm difficult.

It's fair enough to accept an offer on a third party viewing I think and keep marketing.
You might not like it!
Them putting it on "offers over" could work in your favour though, it's just gone up in price!

The place we are moving into has a bit of a case of this, all light fittings, curtains and a bathroom unit are listed as being taken as well as a very tired 80's oven which would have been handy to get us going till the kitchen gets ripped out.

People are strange but then this lady has tried to cover watermarks on the ceiling with gloss so meh its par for the course.

I was getting all excited about a place I am viewing at the weekend so walked around there tonight and met the nice neighbour who said the garden is a bit small. He wasn’t joking he showed me his huge lawn with buildings at the back and said stand on this chair and have a look! It’s smaller than my current garden. Bugger.

I think that is really mean spirited of the neighbour. I would be absolutely livid if my neighbour did that!

You should view the house anyway. Unless you are moving specifically for the garden. You might miss out on a fab house otherwise. Although I would worry that living next door to someone who is prepared to spitefully ruin a house sale is more of a concern than a small lawn.

Go on a weekend, evening, etc. Try get a feel for it.

I’d rather a buyer find out all they wanted to know than have them waste time and possibly fees, then pull out later because they discover something they should have seen/found out/clarified sooner.


Personally I think all houses should have LR documents and such in the advert, as it’d save getting to legals to find out important info.


The entire system right now feels structured to obfuscate all the ste to do with properties that people are trying to shift right now in the frenzy.

I have always done several reccies, I look on Google Earth, I drive round on Google Maps and I stalk the FB community groups for the lowdown. However having a neighbour drag someone into their back garden and stand on a chair to peer over the fence to the house you are supposed to be viewing is mean and I would not want to live next door to someone like that - that would be my reason for not buying, not the garden. The garden size is usually on the particulars - so you'd know it before visiting.

I have had 2 buyers pull out for the most idiotic reasons - I think it is a stty system yes.

Thanks. Proper viewing on Saturday morning. We are going open minded despite the stair dominating director next door! I do still quite like it. They were very kind and friendly to let me have a look to be fair.

I wish I hadn’t asked what he does for a living! He would be the bloody big cheese! Is it bad or am I just trying to climb the ladder and need to realise there is always someone next door that has loadsa wonga?!

Anyone here live near Langport Somerset or can give an insight into what the area is like, particularly around Curry Rivel,

We've seen a house that we're thinking of going to view, but it's a long drive so any local knowledge regarding things to do, shopping, how far to a decent beach etc before we make the trip would be useful,

Newly weds and nearly deads. But really very nice, if you’ve not got much on. Not Beirut, but not shangrila.

Indeed, probably worth the neighbour doing that so you know the type of neighbour you’d be living with!

Yes the system... all the worst seems to come out at times like this.

I’m somewhat glad I’m buying new build but even that isn’t without some grim worries... though fingers crossed I’ve found a good un!

Yep
both my wife and I have recently retired,

now hoping to find a new place to live so we can relax and do the things we like without giving up too many of the conveniences we've gotten used to.

Sounds lovely. I love Devon but Somerset and Cornwall are amazing as is most of the south coast.

a Quiet neighbourhood suits us just fine as long as we don't have to travel too far to find some decent shopping etc,
