It depends on circumstances. I paid £150k over asking for a house because I wanted that house, wanted a family home in the right location etc. I didn’t care that it wasn’t necessarily a great investment. I could have made a lot more money over the subsequent 14 year period if that had been my objective. It wasn’t. Don’t ask what I then spent overhauling such a large 300 year old house that hadn’t really been touched for 25 years or more.
Jesus. £150k over in 2007 must have been some pad!
It was a 5 bed house. Prices were high still in sought after areas at that time. If you are willing to compromise on location then your money always goes further.

How the f--k are people willing to pay £75k + over asking prices? This is why the market has gone mad. Yes i missed out on one which went for this amount over also.
This is a quirk of a free market. Property is only worth what people are willing to pay. If they want to pay loads over asking, that’s what it becomes worth.

Vendors solicitor has just stoped replying to anyone again, our solicitor, the vendors them selves and the estate agents just can't get hold of them for the past 3 weeks. Calling them everyday, not sure what more we can do at this point. Not even an out of office. How any professional can be this useless is beyond me.

I’d just send an ultimatum.

Who’d want to be in a chain like that?

Ours did the same.
Transpired they were selling another property in addition to the one we knew about and it had gone pear shaped.

I thought a week was bad enough. I was saying to someone yesterday, I honestly can't imagine ignoring a customer's communications for days and days on end. They only get away with it because the disruption involved in changing solicitors is so great, few will bother. It's piss poor.

Conveyancing, broadly, is woeful
There are levels of woeful though. The guys I was using were actually quite competent, I’ll use them again. It’s very much a case of ‘do your homework’ and don’t go for the cheapest option.

I viewed it and we liked it. I put an offer in so hopefully hear something soon. Problem is I only just put my place on the market so god only knows how long it will take and they want cash buyer

Thanks. It was 10.30am and didn’t see him this time, I didn’t have a beer with him before either, though if he invited me I would be fine with that. Would you not have a beer with a neighbour?

Anyone else that is still on the market notice that the viewers at the moment seem to be the ones that are either completely unrealistic or indecisive or just loons?
We’ve had a couple round today who’ve had a blazing row in our kitchen with my missus just stood there eventually having to ask them to perhaps continue their “discussion” outside.

We're in the middle of things. Spent about 8 months looking, going further and further afield, lost out on a few, including a couple of projects which could have been amazing, but which ended up going for 75K over asking which was getting well into stupid territory. Things are utterly bonkers, seen several we missed out on come back onto the market. Found a lovely house and a bit of land in June, offered 10K over if they'd take it off the market immediately, which they did.
Told the neighbours we were moving, one of them offered to buy it 2 hours later, then another from down the road the next day. So that was nice. We know them quite well, and they want to rent it to her father as an investment, so it'll make the move easier as no downward chain.
All was going reasonably well, apart from taking more time than seems necessary, until this week when the solicitors are flagging up a (non) issue to do with the septic tank (per my other thread). Hopefully we can get to the bottom of that, it's pissed the seller off no end and caused needless stress to all concerned.
Really don't want it to fall through as it's a long way away and the missus starts a new job up there next month...

having viewed 70+ houses since march 2020 I am minded to empathise with your viewers.

Which camp are you in, or is it all 3 biggrin
I think we viewed about 200 before we bought this. But we have been here 7 years which is the longest either of us has ever lived anywhere , by 3 years.

Which I wouldn't mind of they left an out of office on or the receptionist picked up the phone and said so and so is on holiday.

We made 52 calls to various people in their office yesterday not one person could tell us where our 'solicitor' was. I say solicitor but turns out just some one who got a law degree last year.

I think we are going to have to tell the sellers to change solicitors or we will have to pull out of the purchase.
