This is local to me, and I love it. I'd probably change the decor, but I love the property and it's layout.

Ideally, I'd remove the double garage and reposition it in the back garden, but conservation area plus listing might forbid.
I'd certainly have to change the carpet

We’ve just bought this! - it needs a ton of work and I mean a ton, but it’s position is to die for - you can see four counties from the front door and it’s got a huge garage block. It will take us years and all our pocket money, but worth the slog, err, I hope…

As reasonable as £2.5m can be! If it was 20 minutes around the corner towards Croyde it would be nearer £4m I’d say!

No, that cannot be left at that thanks. At least some detail about the house and it's heritage, and which counties at a minimum!

It’s in Herefordshire, built for some local dignitary of Hereford, in the 1800’s.

Previous owner stripped it back to a shell, then gave up/ran out of cash?, so it is basically a shell., or as I prefer to think of it- a blank canvas!

Fortunately, we’ve done quite a bit of property developing, so have consistently bitten off more than we can chew, sorry, that should have read, “taken on ambitious projects” - but this time we just might have.

That said, it has huge potential - we can’t wait to get stuck in!

Guessing it was a very different proposition back in 2002! Most of the Ilfacombe-Combe Martin property market was vastly undervalued back then! I remember seeing 7 bed Victorian semis for <£200k!
