Flatters to deceive. Not worth what they're asking.

For my £10M I don't want a garage in front of the front door. Just wrong at that level.

That was my take too. The garage dominates the approach to the house, compromising its setting. Can’t see why it wasn’t located somewhere less prominent but still easily accessible from the house. As it is, it’s a fair walk to reach it.

They're not gardeners, are they. It looks like it was just plonked in the middle of a big field. I guess it's just a blank canvas on that front.

But what's with the hanging gardens of Babylon above the dining table? I'd be constantly worried about something dropping out of that...

Indded if you are going to do £10M you might as well do it properly:

Mamhead house (sold but was £10M)

I would agree that what is missing is a landscaped mature garden that the house can nestle/sit down into but I guess that can be solved with time and money, I like it other than that.

I'm not especially taken with the architecture but the interior and grounds are lovely. And the old mill is fantastic too.

Well the trees are closer to the house if that's what you mean, but I think I'd want my £9 million home more than a couple hundred yards away from the A3, far easier to landscape the former than remove the latter issue...

This is still my favourite mega bucks house, although the horses would be going in favour of a car collection in the riding school.

That’s about a stones throw from my house, I love catching a peek when the gates are open. It was on for about 6-8 when it was built.
Careful throwing stones near there - there is a monster greenhouse just to the south of that place (according to Google Maps)

They are dreaming. £10M buys estates not a big Wimpy home with the garage in front of it.

So the last few examples have between 9 and 14 bedrooms.

They're all lovely, but A) I can't visualise myself living in them and B) wtf am I going to do with all those bedrooms and bathrooms?! hehe

Still, awesome places, mind.

A3 proximity notwithstanding, I'll have Roger's gaff please. Seems to be a very substantial dobbin premium on your preferred one (I mean, who needs a rotary horse dryer anyway? wink )

I know which I’d rather have, but worth nothing that the maintenance and running costs (at least in the short/medium term) of the older, listed building will be an order of magnitude higher than the ‘new build’.

I like the EPC report - this bit especially "An average household would need to spend £19,547 per year on heating, hot water and lighting in this property." which does not include the swimming pool costs. Band E.

However, for 24000 square foot and 70+ acres so close to civilization (Godalming) it nearly seems like good value...

Walk? The staff will bear you there upon a covered litter.
