I'm pretty sure this has been on here before, given it's about 18 months old it'd not be a surprise. I do like it though - albeit the garden is waaaaay too big

What sort of craft would that green boat crane cope with? The boat house is lovely and you could sit and watch the sunset very happily but is it really very practical as a boatshed? If you wanted to use the water you'd want it to be easy to launch and retrieve.
The EA has been a little disingenuous with their pictures; when the tide is out you have a fringe of muddy shingle then 50 yards of muddy mud between you and the water. hehe The crane will cope with things like the dinghy shown, I'd expect maybe an safe working load of 200kg so capable of lifting most things small enough to fit in the shed.

Tis a bit pricey in Grasmere. It's got mega views but if you're buying it to live in you need to make sure the house next door isn't, or doesn't become a holiday let. Failing that - with a 100-200k refresh you could easily turnover 100k/yr letting it out. You are buying the location 100% on that property.

Can't comment on the letting turnover potential, but I certainly agree that you're buying the location as much as anything else.

For me, as much as I love Grasmere, if I'm buying in the pawn in the lake district, I'd want somewhere with a lake view.

Yep that's surrounded by AirBnBs but doesn't appear to be one itself or next door, there is a two bed cottage close that is £318 night so as you say just needs fettling inside, the price reflects the letting potential.

I wouldn't dream of knocking that down tbh. Renovate for sure, but knock it down? No way.

Presumably to build something twice the size, although by the time you do it’s a £2m property which is enough to buy some fairly swanky pads with a view.
