This is what happens when they’re trusted to do their own BC.

Councils need to get back in on it.


And snagging is ultimately pointless.

Small stuff they don’t give a toss, caulk, silicone, filler paint… that’s about it.

Big stuff, palm you off or bodge to 2 years.



The only way to exercise your rights to a good house is to buy a completed house…

Sadly people buy off-plan, so the quality levels can be rubbish.

To reinstate it as a gable wall with no tax window wouldn’t be difficult as the perps are all random anyway due to the sizes of the stone bricks used. They’d have to tooth out either side yes but it wouldn’t be a huge job.

The brickies on that site must be on a good price per 1000 to lay those though, they look nice but look awkward to build.

They’ve not built many in these materials - the majority on the site so far are red brick or render.

If the window was not in the original agreed plans the builder should submit a planning amendment to put the window in. If it was never on the plan and you don’t want a window insist now in writing that they correct the brickwork

You’ve picked the best option then, yes it’s just a veneer to a house and not structural but I would sooner have those stone bricks than the normal bricks.

We worked on a site in St Crispins, Northampton years ago with plots like that, made a change from the norm.

Pretty much all the windows and their positioning would make my OCD itch.

I'm sure they are...

But different sized windows next to each other in the way they are, the way the smaller windows on the side elevation sit against the gabled part etc...just looks a bit odd to my eye smile

I just quit a job with a regional house builder as the build quality was significantly worse than this!

Concrete blocks painted as the external rendering hadn’t been finished and plywood cable tied in lieu of the glass balustrade being a couple of prime examples.

For context, this is the floorplan. Every room has a window in a fairly sensible place when you’re inside and I’m not sure a photo of the rear/side does it justice.

You’ll note that Bed 1 shows the offending window behind the headboard biggrin - this is subbed by a second side window opposite the one shown.
