Can I have some figures from those that have had LVT fitted in recent times please? The glue down / dry back type stuff only.

Supply and fit per m2 including all prep, screed, ply where required etc.

I know cost will vary slightly depending on brand of flooring etc but I’m trying to sanity check a quote which seems to be in the region of £100/m.

Luxury Vinyl Tile my arse, its just lino cut up into small bits and you'll have to pay more to get it stuck down. Fools.



I have it frown I think I paid about £200 for labour and feather edge screed (it was already ply-ed and screwed) for a 3mx3m room. That was for small tiles in a herringbone pattern though so a bit fiddly and a lot cutting.

We paid £118 per sqm for our kitchen diner last year for karndean. This included all prep - screed and ply'd as we had 2 different original floor finishes.

We had Karndean LVT fitted in December 2021 and to screed the floor, supply, and fit (glue down) all in worked out at £68 per metre.

We absolutely love it by the way, you won't be disappointed.

Anything from £75-£120 m2 depending on design and materials and where you are in the uk, herringbone a bit more expensive again.

I’m based in Scotland and generally charge between £80-£85m2 for prep and lay on a standard lvt, obviously more expensive materials and more intricate installation/designs the price rises. £100m2 actually sounds pretty reasonable as manufacturers seem to be emailing me every month with price rises.

A lot will depend on the state of the existing floor, as it has to be spot on.
Also the design etc.

Last year I layed 60 m2 Karndean diy. A week of my life I won’t get back..
Plus the wife wanted herringbone.
I got the hang of it by day 4..

Flooring £30 m2 online
Plus the pressure glue

I’d say £100 m2 is a fair price

I recently used flex pro underlay recommended by someone on here to do 2x hallways and toilet. Nice and easy to do. Very easy diy.

Have a look at Milliken loose lay lvt if your looking to save a little, they are expensive-ish tiles but if you have a flat clear surface they can go down with no glue( although I always use a tackifier atleast) and little prep which is the hardest part for diy’ers. It’s about 8mm thick so pretty durable and because they are loose lay you can pull them back up and punt them on or use elsewhere when you fancy a change.

Out of interest what’s the subfloor?

The guys that did ours said the worst thing is if builders have put a leveling screed down and done a bad job - if it doesn't adhere properly and glue-down flooring is put over it then it can "pop" and the floor becomes crunchy.

We got 60sq metres of mid-priced (there's quite a range of prices) Karndean. They used some kind of epoxy DPC, levelled the floor, then stuck the flooring down, so three visits. Total cost £3800 but I think they forgot to charge for the DPC which hsould have been around £200. Done mid 22.

We discussed Amtico with a local firm and they were talking £6K but we didn't go into details as that was more than we wanted to pay, although we stayed in a place with Amtico and it was amazingly like real wood to look at.

Cost of supply can vary a lot, some are £25 per square metre, others are £60 so can could make over a grand difference on 30 square metres.

We had 29 sqm of Amtico Space glue down done recently in a parquet arrangement.

Total cost was £3050 supply and fit.

We are now having our kitchen done in a similar Amtico tile and 10 square metres is coming in at £1650.

new build is an important point, because you should be able to fit LVT and have the vat off. When we bought our new build our flooring company sorted this out for us with the builder. We paid £50/m2 for Amtico Spacia supplied and fitted.. or possibly £60, i can't remember, but this was 2017.

Yes, as things done post-completion aren't VAT-reclaimable.

Have a look at Polyflor as an alternative to Amtico and Karndean. It's more aimed at commercial environments and a LOT cheaper. There's not as much choice of patterns (so only several hundred to choose from rather than a few thousand) but it possibly harder-wearing as well.

We’re around the £80-90 per m2 for our new build although we’ve got a fitter booked who was happy for us to source materials and gave some recommendations on where to go. Would have been a good bit more expensive from some of the all-in quotes.

I have just had a quote for Amtico herringbone fitted, coming in at £80 per sqm inc Vat. That excludes latex, DPM & prep work.

Mine was done after completion, but i can't tell you what conversations the flooring contractors had with the builders to make that happen. We wanted it done before completion, but the builders wouldn't give them access.

I just dug up this thread as we're getting quotes for installing Karndean in a newly built room. The price is certainly luxury! Room is roughly 24 sq/M plus three steps.

The first quote I've had works out about £136 sq/M for supply and fit. If we add electric UFH, it's about £237 sq/M including insulation boards, the heated mats, adhesive etc.

Thanks to the poster who mentioned Polyflor - off to investigate that if it's cheaper.
