I've just accepted an offer on my flat (leasehold, £265k) and need to appoint a solicitor. Estate agents have obviously suggested their one with a legal fee of £1200, but I've heard both good and bad things about the site www.conveyancingwarehouse.co.uk - does anyone have any experience with them? Looks like it'd be under half the price, and as we're not in a chain thought it was be worth it...but its the first time I've sold a property so any advice would be appreciated!

It may be under 1/2 price but you will get 10% of the service.

Personally I wouldnt sell or buy a house to / from anybody using such a set up.

You will do this only once smile

Not had any experience with this particular outfit, but generally these places are glorified call centres and best avoided, particularly where leasehold properties are concerned which generate more work than freehold.

These places are cheap for a reason, I would always prefer to use a good local solicitor.

Does leasehold make it much more expensive than a freehold sale?

I know alot of these places are awful and get reviewed as such, but I have read a lot of reviews online that seem to suggest they're actually pretty good! It's a firm of solicitors up north, so they do have an office etc...they're just SO much cheaper! Spoke to a guy there this morning who was very helpful, just wondered if anyone had any direct experience!

when i did mine i filled a form in and lots of solicitors sent me quotes.

I used a firm called beaumont legal.

Pretty good as far as it goes apart from missing the Vendor paying the stamp duty, but otherwise good comms and efficient

I paid £500 for a buy and a sell so pretty cost effective

Thank you all for taking the time to reply, much appreciated! I've just asked the firm that I used when I bought the place, rang the girl who had dealt with it over a year ago and she remembered the property once i said my surname! Have asked them for a quote, if they come in not toooo expensive I'll probably go with them - seems like conveyancing warehouse used to be good back in 2006 but now gets mainly bad reviews!

One of my clients (now ex thank God) ran an operation in Essex whereby a number of smaller firms were a front for the factory that was the bulk conveyancing department. It ran out of two big rooms in an Edwardian house and the atmosphere, especially, on a Friday morning was so evil it defies description. When I was working from them, they needed to do around 40 completions per day just to break even. In reality, this meant trying to do at least 200 completions before lunchtime on Friday and, preferably, an awful lot more. Oh, and they had a lot of complaints and a very poor insurance claims record.

Having seen what I have seen, there is no way that I would entrust my property transactions to anyone other than a small local solicitor or licensed conveyancer, someone I can go and talk to, who will call me to discuss issues arising, and who will do their utmost to make sure that it all happens properly, without problems and without compromises.

Haha cheers mate, that puts it into perspective! It's only gonna be another £400 or so to use the firm
I've used before and who were good - will stick with them!

That.
The sausage factories are cheap for a reason - pay peanuts and you'll get... sausages confused
You'd be mad to use a solicitor without a recommendation.
