I really don't know if this has been debunked but skip to 5:50 on this clip and watch the one about noises in the guys attic. If he is pulling a prank, it is very well done and 'scary' even though no ghost is seen.

On the third move of the camera by the 'ghost', if you look top right of frame you just about catch the shadow of the guys arm/hand as he moves back after moving the camera.

I think you are right, and now I watch it again the animals don't look particularly spooked either, just a cat having a sniff around and a dog that likes being under the bed..
