Accepted an offer on my property last thursday.
Buyer sent over mortgage in principle on monday and hopefully bringing in I.D by tomorrow. First time buyer.

In the meantime we have had an offer accepted on a property we love, applied for a full mortgage, took our A.I.P and I.D to estate agent.

Filled out our 'selling pack' from the solicitor and handed it in.

What am i now waiting on? What does my buyer need to do? And what do the people selling their property to me need to do?

Estate agents aint really told us much, and neither mine or the property im buying says sold STC on rightmove yet, when does that usually happen.

What am i now waiting on? Your mortgage offer - prior to which you'll need to have at least a valuation survey done which the lender will arrange for you. Solicitors won't usually do much until they have this. They need to obtain docs from the Land Registry and will submit queries to the sellers solicitors to ensure the title is good. They will then instruct searches and should give you a report on the title and the search results and advise whether or not you should proceed. The sellers solicitors will draw up the contract and send it to your solicitor for approval. Then you can exchange contracts and agree a completion date. Not much for you to do on the selling side, providing copies of any documents like planning permission, buidling regs, gas/electric certificates, gas service details can speed things up. If the property is leasehold or there is a management company, obtaining information from them is important and can slow things down.

What does my buyer need to do? More or less the same as you.

And what do the people selling their property to me need to do? Find somewhere else to live. Establish their position in this regard if you can, just because they've accepted your offer doesn't ,mean they're ready to move. Process as above.

We moved last year and our selling agent was an absolute legend - kept everything on the boil and did a lot of running round after offers were accepted to keep things on track. I told him I thought he was worth every penny of his fee. The agent we bought through were not so good, they had the easiest job in the world - house empty, owned by distant investor who was happy for the sale to go through whenever and yet they still managed to cock things up and ended up paying me compensation.

Best thing you can try to do is get the contact numbers for your buyer and the seller of the house you're buying.

Sooner or later, the conveyancer will be blaming them for something or other they need to do or return - often not the case, but having a direct line of communication keeps the legal teams honest.

Excellent, this helps thank you.

My buyer is a FTB and the one im buying off is moving in with family.

I have provided all documentation to the solictor about my house, helps a lot thats its a new build and i have everything to hand. Not sure the people im buying off will though its an older property.

My mortgage valuation is due to be booked next week so ill get my estate agent to get my buyer to apply for a full mortgage to get the ball rolling.

Book your removal firm for ten to twelve weeks time , from offer to completion is always around three months , no idea why it takes so long , it's just the way it is .

Prepare for a long, stressful, painful process.

Obviously I hope it's not and everything goes well for you.

I've just exchanged on my property, was a first time, cash buyer, still took 11 weeks!

Yes, we've always (well, only moved twice to date!) done that and found it really helped to 'humanise' the process. Given the horrors, or at least stress, I hear of other people's experiences we found that being able to talk to each other directly helped remind us that we're all human, have similar potential concerns and shared a common goal to see things through.
