I've been offered the lease on a smallish (170sq ft), well located shop on a quaint town High St - it's next to a WH Smiths/Hallmark/Costa and the rent reasonable. I've wanted a side line to my current life/job - has anyone got any suggestions on what I could do with it? There's already a multitude of coffee shops and I can't see a Hooters getting past planning, beyond that though I'm all ears.

Very limited space, especially for storage, so it whatever you do will need to be small. Greetings cards might be an idea, especially if you could source better than average stock.

Good point with storage - although it's not impossible for me to arrange storage nearby if needed. It's directly next to a Hallmark card store and v close to a WH Smith's - but certainly your point about size is accurate.

It really depends on the town.
If it's a small town and only locals are likely to use it , it has to sell something they need to buy on a very regular basis, some kind of targeted foodstuff like organic wholefoods for me..
If it's got a lot of through traffic/tourists, you can go overboard with all sorts of crazy ideas, the more niche the better, specialist flavoured teas, traditional cheese shop etc.

The high street premises to fulfil the "must have a physical retailing presence" requirement of whatever manufacturer/distributor in whatever sector takes your fancy for online retailing.

Small stockroom? Records don't take up much space, and lot's of people like buying them right now...

What is your planning permission or permitted uses on the lease.

There have been several ideas on here which require different permissions!

I assume it is A1 retail
