Seems many enjoy a project here's mine, Its my first house and needs a ton of work. it was owned by an disabled elderly bloke who was going into a flat. i wasn't the highest bidder but i offered to gut the house and this seemed to work. Budget was pretty tight getting on the ladder in a non social area so i bought the worst house in the nicest area i could.Plan was give the house a clean, get a carpet cleaner and then just live in it whilst doing it up, The day i got the keys the stench of fags was rank. fag burns and ash everywhere. how he didn't burn the place down i don't know.

The Garden was actually worse by the time i got the keys.

Heres the layout, it has an anex with a coal store. As i have an end of terrace i dont need the walk through. its a big space wasted and unlike the semi-detached houses its habitable and the upstairs is built over gaining more space. the house is wide but not so deep. ill comeback to layout in bit.

first the house was gutted and cleaned the toilets,sinks ubends and windows.
















yikes. 3 van loads from a local licensed van man cleared most of whats in the living room (this has since doubled). The stair lift and bed frame went to teh scrap man. how heavy are those beds eek only things worth keeping were the records (2-300 at a guess) and 2 record players)

First job was the trees. the over grew the side driveway so needed to go.

for some reason pics missing of front.

Had a go in the back garden, this would bite me in the backside. I cut it all back sprayed with glyphosate and left it and it grew back, i cut it back and killed it again in march to do more work on the garden then lockdown happened and it grew back again. banghead lesson learned, dont bother with the garden unless your going all the way.



This is after cutting back.








The rainy day project was the fireplace. There were 2 fireplaces back to back, one for the living room and one in the dining room.



I couldn't be doing an offset fireplace so i deceded to merge the 2.











we got the slate from Theodore Sons & Daughters if you ever after any, great prices. I was going to do one piece (1200*900*30) but didnt fancy it after doing my brothers and my back was playing up so 2 separate pieces. looks pretty good still.

Yep, was also a nightmare to wash eh nicotine off as i had to do it by hand. my armpit stank laugh.. ill be glad when their gone.

could be worse i viewed a house that had it all over the walls as well eek

I had a bit of a break from the house to recharge batteries. Garden was attacked again in feb/march as the winds damaged more of the old fence. lockdown struck which was a headache as the garden was not secure and wasn't going to be until june. I hired a Kubota as to much crap in the soil and roots to dig. I ended up digging the holes by had as i hand to go through old wall footings.

I wondered if a tiny house could be squeezed next to mine and after cutting back I can actually get another house next to mine. turns out i can actually get another house the same size as mine so always nice to have options.

So back to the inside. The kitchen was fine in the 50s when a 4ft wife was in there alone but no good in modern times. I called a structural engineer in jan and he did some calcs for a few beams. I couldn't start work on the inside at the time so delayed submitting for building regs. By the time i was ready lock down started so had to wait. I managed to get hold of building control end of may and submitted the paperwork but took a few weeks to get hold of someone to sort payment and they wouldn't process the paperwork until payment received so another pita.

and kitchen layout the toilet could do with moving but the electric meter has to be moved and im on a budget.


when I bought the house veryone loved/laughed at these so i kept them but time to go.






I Thought the joist would all be level but no so had to pack them above the timber on the acro's. Didnt take long though.



It took 49 minutes to get the wall down including barrowing the bricks out. i did a time lapse hence knowing.

Photos sent to BC a they are not doing visits and they have just requested pics of the fire boarding now which will have to wait.

I knocked though to the anex this week and knocked the cupboard out in what will be the utility room.

This might be a stupid question as I have zero experience of steels, but why do you need two steels? Would a single steel not suffice?

2 reasons. if you look at the plan below you can see the wall isn't straight, we didn't think the joists were the same length on inspection which they wernt.. We may have just got away with it but there is supposed to be some overhang which BC may have pulled me up on. secondly one of the steels is over a window, the second beam take the load from that end away them the old lintel.


I also prefer the look when boxed in that is wider than it is deep. they quite skinny steels so will look better. As it turns out the gap between the steels may come in handy. ill update in a few days with plans biggrin

This looks to be a similar style, nice wide frontage decent plot, makes a decent house. Plenty of opportunity to extend too, without making the middle of the house dark.

I think the developers are asking a little too much because it's been on the market for a while
we have that design here in Cardiff too, actually in the same area. They are a bit smaller, about 3/4 foot front to back which makes quite a difference rebuild wise. They do have they joists going the right way for knocking the kitchen and dinning room into one and dont have the toilet in the kitchen.

the upstairs in my house is a decent size, 3 decent bedrooms, decent bathroom and a dead space on the landing 3 ft wide. Plan was to put this into the bathroom and have a 12ft long bathroom. due to it being 6ft getting a bath,shower enclosure, sink and toilet to look decent wasn't going to happen. ditching the airing cupboard was an option for the shower and then a big space for everything else. this mean a new 2.5k boiler this year just to get the bathroom in.

You can see the landing dead space here. An en-suite may have been an option for room 3 to take up the space.




Having done 50 laps of the house with a cuppa in hand just staring at the walls i came up with this, a loft conversion., (excuse paint) stairs would go though the airing cupboard on the landing and the cupboard behind in the bedroom and a small corner in the bedroom which could have been put in a wardrobe. Good option no loss of floor area really others have split the master bedroom confused. Interesting DIY project but it will take months and cost a fortune.




I found myself with a cuppa in hand walking about the house staring at the walls again last week. And I think i solved the bathroom issue. fork out for a new boiler and merge the airing cupboard and bedroom cupboard then knock into the bathroom. Take a little space from bedroom 3 and make the bathroom 7ft ish wide. many at 6ft by 6ft anyway so fine. This will leave me with a 4 bedroom house. 4thbedroom is the size of many/most 3rd bedrooms around here anyway. I called the estate agent and she said yes so this is the current upstairs plan.

Its about the same size as this (although im more compromised in layout)

Been quite but but managed to get some more time over the house.

(sorry for sideways pics. )



Had to have a tidy up.you got to a point where you put a tool down and you wouldn't find it again. the flooring is going to need some levelling. There was an old larder unit and the floor was raised and i though they were old engineering bricks which was a problem as it took me ages with a sds to dig them out. Turns out they are a terracotta tile and are all under the blue flooring. They are hard as hell and welded to slab. They dont make tile adhesive like they used to or tiles actually. The chisel was sparking removing them so they are pretty hard, not sure how long chisel will last.

Utility room finished off for now and tools put back. I need to decide where the door is going now which i keep changing my mind about.




I come across a little problem with the 4th bedroom, the width of the house is spot on but when double checking things the door to bedroom 3 is to narrow where im moving it to die to the chimney. I looked at 61cm doors but doesnt look right and im not sure i can get a 66in so im going to remove the chimney breast. its free standing so fine but its a delay and a headache plus another expense. Scaffolder wanted £600 for a chimney scaff which is a bit steep considering he quoted £300 to do right across the back of the house so ill hire a scaff tower and a roof ladder.

measured out bedroom 4 today. Its not big by PH standards but pretty much 3rd bedroom size in ex council 3 bed so happy for a 4th,

I'm enjoying this. Can I ask why you're squeezing in a 4th bedroom rather than maximising room sizes elsewhere?

the 2nd and 3rd bedroom dont gain really, the sizes are ok. If the bathroom gains the landing then its its 12ft by 5'6 so to long and narrow, with the joist direction its a pita to get a shower and bath in. I could use the cupboard space in the bathroom but then the bathroom is out of scale plus joist direction again. I did look at en-suite but again a pita for the 2 main bedrooms. A 4th bedroom was never the plan but its just work out the best use of wasted space. My brothers house which is the same floor area really doesn't lend itself to adding 4th, its just shape of this house works.


its not really a squeeze, the 3rd and 4th bedrooms will be decent and the bathroom will be adequate. As its not my forever home I spoken to an estate agent and gone over plans and and ideas and they agreed on the new layout best option.
