Junping to conclusions there i reckon, the tenants could be utter scum for all we know and it depends on how bad the place is, wether it meets the upcoming EPC minimums for example, or even habitable standards.

i have bought a btl with sitting tenants once before, and never again. It was maintenance heavy both for tenant neglect and just general bodgery of plumbing and electrics etc, and the tenants werent all that reliable for payment either. They eventually left and i ripped the place apart and started from scratch. Ended up £100pcm a month increase in rent, and brilliant tenants that have been there for the past 7 years.

For future letting - if you can live in the house (on paper even), issuing future tenants LODGER AGREEMENTS and definitely not ASTs will help immensely if (or when) they become more hassle than they are worth.
