Scottish property solicitor needed urgently

A pal is trying to buy a £££ house and he’s been badly let down by his solicitor who frankly wasn’t up to the job.

If anyone knows a sharp entrepreneurial Scottish property solicitor please message me.

You absolutely need a solicitor in Scotland, and ideally one with local knowledge where the property is. We have found that using a solicitor in the town we are buying definitely helped the process and communication

I can highly recommend Alice Warne at Turcan Connell in Edinburgh. She handled the purchase of our self-build plot in North Berwick last year and was fantastic. I would use her again in a heartbeat. The vendor's solicitor, Paris Steel in North Berwick however...

Glasgow I’d have thought… probably better placed than someone from Aberdeen, that’s all I was asking.

Are you aware the system is different in Scotland?

Once an offer is accepted thats basically it - a done deal.

Missives (similar to contracts) usually follow quickly in Scotland which is the only chance for further neg, after which point the missives are signed and its virtually impossible to back out after that.

Is he at the point of missives? Or before that?

This is why offers are only accepted through Solicitors in Scotland.

Property transactions often happen in a few weeks up here - not months like in England.

I think we’re there now hopefully, the first solicitor didn’t say they can’t do houses over £2m but we’ve had an offer in and accepted.
It’s not me - I wish it was - it’s a client for my e-commerce who’s on holiday and asked me to help.

I'm near the Clyde valley, and I'd be surprised if any property has ever sold for more then £2m. Unless he's buying an estate.

Was £1.9m it’s getting bid up over £2m which eliminates a lot of solicitors who’s insurance tops out at £2m which was my problem
