Private Rented Sector Database - legally enforceable?

On a rolling signup - it is Easter for this locality - all LL's have to register each property on this new database. £65 annual charge for each property.

The registration process is expected to require information including:

-Landlord contact and identification details
-Property address and ownership details
-Number of bedrooms
-Details of the occupants and households
-Current rent and payment arrangements
-Relevant property licensing information
-Gas safety information
-Electrical safety information
-Energy Performance Certificate (EPC) information
-Other information relating to the property and tenancy.

Some of this is probably sensible and I am thinking about a central record of Gas Safe and EICR and maybe EPC

What does concern me is the detail around ownership, identification, naming occupants and rent payment arrangements - surely some of that is GDPR restricted or just plain intrusive?

I can see some blank fields left on their upload and without profiling you just know the intended targets for this initiative will ignore it entirely

Who is requesting this sign up/registration?
Several years ago the Welsh Assembly required landlords to register as such. A mate was a landlord and had to register. No idea if it still exists.

Legislation is "legally enforceable" and the Data Protection Act 2018 / GDPR does not help you.

EPC's are already held centrally, it wouldn't be hard to extend that to Gas and Electrical Certificates. That said why do they need to be central, the only people affected are the landlord and the tenant. Nobody else gives a crap about them.

It serves no purpose other than another way to tax landlords a bit more. Same with licencing.

Yea still exists. £65 every 5 years.

Yep, my old man has a couple of rental properties. All that will happen is the rent will go up to cover the additional costs (fee and admin time)

When are the muppets in power going to realise that every time they come up with some birdbrain idea to fleece the landlord out of more money, all the landlords do is put the rent up.

My dad has been renting out houses properties for 20 years. The rental agency threatened to stop renting his properties a couple of years ago as he hadn t put the rent up in 10 years and in there mind it wasn t worth there effort if he didn t increase the rent.

So what happened. He had to put the rent up. The government implement some stupid scheme, he has to put the rent up to cover the cost. Same will happen all over the country. .

Everybody goes rich landlord, screw them for everything. What these people don’t consider is that these properties where his retirement plan. He was self employed nearly all his working life and the rent from these properties is his pension. He planned his retirement this way, how would people feel if the government suddenly started taking away more of your pension each month by some new pension licence fee or pension additional admin fee.

My dad’s rental income is his private pension. It’s how he planned for his retirement.
