It's like this

Many moons ago whilst I lived at home, each Christmas my mother received a visitor who paid a token gesture/rent for her allotment land, I remember it as clear as day, she had no use of it being a few miles down the road in Colchester
Roll on a few years, and I discover from her that the paperwork was lodged by a Mrs cubit at a local solicitors also in Colchester. Mother left them there as she was informed that would be free, until the time she needed them, or asked to take them, whereby payment would become due.
Now as we are signing a LPA, this has been raised, but her new/different solicitors today can find no mention of the land registration, and previous solicitors cannot find the paperwork

I'm looking for ways to proceed further, it's only a small parcel of land, nothing to get excited about, but it should be hers.

Any advice, gratefully received

If it's been registered you can contact Land Registry for a copy of the 'deeds', it's just a printout of the info they hold. It might be difficult giving a name to the parcel of land if it doesn't have an address, you will have to describe its position with reference to other lands or buildings.

If it hasn't been registered you'll need the deeds to register it, probably a job for a solicitor. If you can't find these you may still get 'possessory title' which is the weakest form of title but not uncommon for the sort of land you are talking about.

You do still possess the land don't you?, I mean fenced or similar to the exclusion of others. You may find someone has claimed 'adverse possession' on it if it's been left untended.

Hi,

think from what my mother says, possession maybe part of the problem, and locating the exact position of the land likewise. Its been so long she was hoping the solicitors who had the paperwork would look after her, but it appears not to be the case.

More legwork we fear, and likely loss of land ownership to boot.

If it is registered land the Land Registry can do a search using the owners name to find all land registered to that name. Of course you have to know what name it is registered under.
