I'd like to build a car port on the front aspect of a house. It's a bit of a hypothetical as I don't own the house, yet. I'd like to get a good idea whether this will be a goer before putting an offer in.

The house is on a sort of lay by, set back from the main road and also about 30 ft up the side of steep incline. Not quite a cliff. The lay by is not a through route but has been separated into two cul-de-sacs approached from either end. The house I'm interested in is at the end of one of these arms, with no access beyond it. Essentially the road ends, passes over the property line into what is now the driveway, and terminates at the boundary fence. Beyond the fence is the other part of the lay by and the adjacent (detached) property.

If built the car port would be on the boundary with the adjacent property on one side, on the boundary line at the cliff edge on another and open to the driveway on the other 2 sides. Here are some photos of the drive way. The car port would be going more or less where the BMW is.

The house is to the left of the camera position here:

The fence is the boundary with the next property in the other cul de sac.

This is the fence atop the cliff edge:

This be a view down the cliff from the fence:

Another view into the abyss:

I've looked on planning portal:
http://www.planningni.gov.uk/index/.../advice_home...

Which indicates its all clear.

Very grateful for the opinions of resident experts!

Thanks PH thumbup

Have you got a plan view ?

Because if you mean you want to build one in front of the building line of the house the default position is: NO.

That may be all I need to hear. It will be in front of the line of the house. Do you have a link to the regs (or does it vary by local authority?)

I've just clicked on your link:

3. No part of the garage is in front of the principal or side elevation of the original house that faces onto a road.

Having dug up some docs. from the LA I conclude I will need planning permission, which somewhat muddies the waters. Thanks for the responses.

I've asked for this thread to be closed as there's no need for further discussion. There is a follow up question re. how to go about the purchase with a (critical, to me) planning issue unresolved; feel free to contribute before it's closed. I suspect the answer will be along the lines of "How lucky do you feel?"

Cheers!
