I own the leasehold on a flat. I pay a lot in service fees. There is an intercom system to the door at the front which has been busted since July. Management company haven't fixed it. Management company do not respond to emails or phone calls enquiring when it will be fixed.

What is my remedy?

Firebomb management company. Honest answer is I don't know. I feel your pain as my "management company" are equally crap and over priced. They pay someone to clean my windows. He's not been out in the 4 years I've been there.

Your ultimate route is to go to a leasehold valuation tribunal. You'd claim that the management fees are too high for the level of service (aka none?) received.

Inform in writing the Management Company that if the repair to the intercom is not completed within 7 working days, you will instruct the repair, and deduct the costs for the same from your Service Charge payment.

Just recently repaired an intercom system, block of leasehold flats, fuse blown in spur unit, due to water/rain ingress.

Notify them you are changing the management, that will make them suddenly be more far attentive to your needs https://www.gov.uk/leasehold-property/right-to-man...

The job of a management agency is to give the job to a partner company who will make repair at roughly twice the going rate, and give half of it back as a referral fee. Then immediately take the full amount, plus an administration fee from the property fund, and eventually pay the bill 3 months later making no effort what so ever to follow up and see if the work was done at all let alone to a reasonable standard.
So check your accounts statement, it's probably already been repaired twice.
