Can I use the Small Claims Court for unpaid rent on a commercial lease (small bit of landed which was rented to an individual "Trading as XYZ"). They left mid-lease, paying late often and not paying for 2 months. I have their one month's deposit but they left the site needing clearing (old vehicles and junk).
