Ripped trousers

Was enjoying a nice walk by the Thames on Sunday, sat down on a seating area by some flats. On standing up, a rusty screw protruding about 8mm ripped my trousers!
I went into the building that was a portered block and filled out an accident form
I have got the GM's email address & emailed him, the focus of my (polite) email is that my trousers are ruined
He wrote back explaining why the screw was poking out - some wooden pieces were removed for cleaning, and thanked me for my email, obviously ducking the issue of the (sad face) compo! I think his attitude really sucks, he admitted liability in his email
I know it is only a small amount of money and no doubt many of you will feel this and advise me to move on etc, but why should my item of clothing be ruined without consequence. It is a luxury block of flats I'm sure they can afford the £60 to replace my trousers
I know money claim online is available but having had a look at it I can't see a minimum amount anywhere in the guidance or if my fee is refundable - any advice here chaps? I want my (sad face) compo!

Don't worry about moneyclaim online yet. A polite letter setting out the facts with an invoice for 60 pounds, followed by a reminder, and then a final demand indicating that further charges may become due, and then a letter before action stating that court proceedings may begin without further notice. Allow 14 days for payment after each letter, get proof of posting for each one. Make sure you send them to the registered office address of the management company.

Thanks for thisNot sure why it's seen as so ridiculous to seek redress for someone else's blatant negligence that resulted in my property being damaged through no fault of my own

Oh! Wipe the toilet seat before and after you sit on it. That also helps check if there is enough toilet paper.

Check for a rusty screw that has a visible diameter of probably 4mm on a speckled marble surface before sitting down?
If you do that then I'm afraid it is you who urgently needs to get a life
How have they avoided something you didn't bring to their attention?
You have mentioned the nail sticking out and that it has ripped your trousers. They have thanked you for bringing it to their attention as well as offeeing you an explantion of why.
You haven't asked to be compensated so they haven't avoided it.
Perhaps providing proof of your recent purchase along with a receipt proving their value might get the ball rolling with allowing them to reimburse you.
Perhaps watch were you're sitting next time.

To be fair to the OP, whilst most of us here would just get our tailor to knock us up a new pair next time we're on Savile Row, to some people £60 is a lot of money.
OP, if and I mean IF the responsible party ACTUALLY admitted liability then you probably have a straightforward claim. It would be quite a lot of hassle for £60 though, You could show intent by sending the company a screen shot of your MCOL claim before you submit it.
