I had a new roof put on last year as part of an extension, £7k. Part of what the roofer was going to do involved replacing couple gutters and putting a downpipe on. I paid him the money in October and said can i can i get you to do the gutters once ive put the drain in on new patio. Ye no problem etc. He is someone we know through a family friend and seemed a decent chap.
Cut long story ive text him million times, he repsonds by saying il come tomorrow etc then never turns up. This has happened around 20 times. Small claims?
Id normally think sod it il just stick the guttering up myself but it will cost £100 to get the bits and more to the point he is so fking arrogant about it.

If you have sufficient evidence then small claims is the way to go. People like that rely on people letting them get away with it, which just makes it worse for the next person who deals with them.

This. They are absolute shockers for it.

My sister is going through the same issue - unfortunately it's a LOT more than £100 that's involved, and the builder is one of my best mates. I did warn her.

It's not that - he is just dreadful at finishing jobs. It's a tradesman trait.

What extra work? The original post suggests it was included in the cost for the job.

The question is whether or not there is sufficient detail in the quote or invoice to quantify the sum claimed.

Someone should create a website like they have for rentals bonds.

Customer puts money in before the job is started so the builder knows they can pay, the builder gets it when both sides are happy and the job is finished.

Do you not know that internet based escrow services already exist?
For instance. Residential building work is even used as an example.

I have a similar problem with a tradesman all i need is him to come back and do some finishing touches i can't get him to answer the phone or Emails.

All i want is for him to do as he has been paid for.
But as he won't answer the phone or communicate with me at all iv'e had no option but to go the small claims route maybe that will focus him enough to ring me.

A lot of tradesmen are reluctant to finish work they have already been paid for because if they do that they won't earn any money from the time it would take them, and they would see that time as lost. Because they are thick and short-sighted.

No, I haven't. If anything I've spent more time as a tradesman myself than as a customer. Just speaking as I have found. You will note that I said 'a lot of tradesmen' , not 'all tradesmen', though you edited that part out.

To be fair, I find that most nowadays just do st work, rather than not finish.

But, I am still surprised of the amount of people who are happy to hand over all the money, before a job is finished, regardless of how well they are known.


We have just finished a large project where the client was being messed about a lot with the builder not finishing, so he kept the best part of £5k back.

Eventually, the builder did come back, only to collect the small amount of tools he had left.

If he was on a local trades people site, you would probably find the roofer had already been slated by previous dissatisfied customers. whistle

Reading threads like this, one could be excused for thinking all trades people were the same, devious, incompetent or dishonest.
In the interests of balance, can i just add that I had a lot of hedges cut by a local contractor, some before Christmas, some in January.
He works for a lot of the local farmers, trimming their hedges, indeed that is how I found him, through my local farmer.
All the right machinery, all the correct health and safety equipment, and care taken around my cars and pets.

The work was finished three weeks ago, I am totally happy with the job, and the price quoted was very fair.
I haven't even seen a bill yet, never mind parting with cash.
I will be calling him if I haven't got one in the next few days.
And singing his praises to anyone who asks.
