Topless sunbathing, neighbours son hot under the collar

I’ve just had a phone call from the neighbour of one my rental houses telling me I need to do something about my tenant, who has apparently been laying on my back lawn in just bikini bottoms everyday it’s been warm and sunny, which to my knowledge would only have 4 or 5 days this year. While I don’t want to start problems with the neighbours I’ve told them that what goes on the other side of a 6 ft fence it’s really nothing to do with them, she’s saying it’s a big distraction to her teenage son, however the only place I can think she could be seen from, is the back bedroom window, which as the house layout is the same as mine, will be the parents double bedroom and not the son’s bedroom at the front.

This neighbour seems to think this can be ‘reported’ if I don’t do anything, me thinks she is feed up with her husband wanting to decorate the bedroom every time the sun shines.

My tenant is a fairly low mileage 24 year old and I’d be rather embarrassed to bring the subject up with her as it’s none of my business, also with lockdown I’ve no chance of arranging to pop over for a chat, (on a hot sunny day).

Just to confirm, if your in you’re own garden with a 6ft fence around it you can legally walk around naked everyday should you feel the need, admittedly this is one of the more WTF moments of 20 years as a landlord. To make matters worse the neighbour only has my landline number, so next time she rings back no doubt the wife will answer and it will be then be ‘my fault’ for putting a young single girl in the house.....

Any ideas how to progress?

Irrespective of whether either parties behaviour is correct, I think you should at least tell the tenant that the neighbour is watching her.

At least you don't have a call from the tenant moaning about the pervert living next door...

As far as I am aware it is none of your business. Whether your tenant occupies the property as a tenant or owner occupier makes little difference.

Neighbour is trying to turn her problem into your problem.

Provided the tenant is within the terms of her tenancy then the landlord has no say in the matter & shouldn't get involved, although installation of CCTV might be a good idea.

Tell her you need photographic evidence before you can proceed. Then use that evidence to report the neighbour for invading your tenant's privacy. Win-win for all

This. Also it would help if you posted the photographic evidence on here or feel free to PM so we can assist in these matters.

Before giving the OP any advice, we should first ask how hard (on a hypothetical scale from 1 to 10) he had to try and stifle his laughter when he got this phone call.

Depending on mood, I would have been hovering around the 8 or 9 mark, if that makes any difference

Well clearly the 2 nd port of call, seeing as your 1st port of call was here, is to walk in to your wife and explain everything and ask her how to respond.

Now is your tenant lying on her back or front? (if its her back then you can see a point maybe)

Personally the neighbour needs to have a word with her son for spying etc etc
