Sect 106 Management Company Charging Issues

I wondered if someone had some advice, so my fairly new build has just had transfer of open spaces after 4 years of legal wranglings.
This happened in July 25, that will be important later.
So we were sent a mailer with 'Blah Blah Estate Agents' on, I get so many hand delivered mailshot they go straight into recycling as every estate agent in town wants to value my house, sell it rent etc - my bad.
Then I saw a post on the local facebook about this and it turns out management has been appointed to an estate agents some 30 miles away.
Now had my Misgendered demand for two quarters payments, which is back dated to 1st April 2025!
Also of the £204k, 75k is to be spent on Maintenance 3k on repairs and the rest is just admin including 4k on postage even though they get parish council to hand deliver. The kicker is the fee £120k!!! 60%.
Also details or programme is provided for the maintenance or what will be done when etc.

He has purchased a home.
Part of the contract he signed when purchasing was that a private management company was setup that he is a shareholder in.
He has to pay fees.
60% of the total fees are to pay the management company for running the development he is in.
He has managed not to have to pay the fees for the first 2-3 years of living there due to not being handed over from the developer to the management company.
He doesn t want to pay the fees.
IMO, pay the fees, it will keep the place looking nice and tidy and will increase the value of your house in the long term having paid this likely small amount every year.

My place is on a new build development of 38 dwellings, 2,3 and 4 bed houses and 2 bed bungalows all freehold. We have a ManCo appointed on us and a nice amount of green space on the development that they cut and manage every 2-3 weeks on average in Spring and Summer for which each dwelling pays £146 every 6 months.
Quite what the OP is being charged such incredible amounts for is beyond me, although I imagine a quick trip to the ManCo offices will see a selection of high end wheels parked outside.
