Pick the best plot/s on this new housing development

Quite like Redrow style houses, and I'm guessing the ones fronting Butt Lane will be the most desirable but what does the forum think..? Site plan in 2nd link.

Number 8 is least overlooked in the (west-facing, evening sun) rear garden and has only two other houses past it in its cul-de-sac so should have little traffic passing the front. Speed bumps on the main drag south of it(?) might be annoying depending on their steepness, and are the smaller units to the south-west corner Social Housing so a potentially undesirable driver behaviour risk?https://www.redrow.co.uk/developments/windmill-cou...

7 might be a good option too - similarly not very overlooked south-facing back garden (you can sunbathe naked being the test

Everything else has neighbours staring in your back windows / garden. EDIT: I note from the pic below that 8 has side windows over 7's garden but they might be frosted.
EDIT: It looks like they are on the website header picture:
but 7 does not appear on the website so may already be allocated, so the Highgrove number 8 might be the only available option of those two:

Good to get an opinion - thanks. I never really looked at 8 but after you pointed it out it's not a bad plot. I *think* I like 7 the best but having dogs and not knowing how busy the road is could be a small issue. I noticed the social (rent) housing - I'm not sure if this is the type that made a friend of mine sell their property in Edwalton (Nottingham's premier location!) - police there all the time, stabbings etc!

I'd agree 8, 6 then 6 look best.
8 - set back from the main road, not so overlooked. Downside will be someone is bound to park their LWB Sprinter on the verge just south of the garden.

What had going for me with plot 8 & 7 is a health centre behind so basically closed after 6pm, no noise basically all the times you are likely to be home, a west facing garden to number 8 so you can enjoy it all evening and no neighbours either side, the risk is of course the side of the house becomes an overflow for the car park.
Everything else has either a north or east facing garden or a garage blocking the sun in your garden after 5pm and the risk of the neighbours having parties or a trampoline up against your fence.

If the render in the website screen grab posted previously is accurate, it appears 7 has a double-width garage, so in theory potentially 4-6 cars total parking (with two in the garage and then 2-4 on the road outside the front of the house). Care may be needed re: adoption and the potential for yellow lines, though.
The Medical Centre car park might be busy-ish in the day but it will be <10mph and quite low space turnover, so not too bad if out in the garden.
You could plant some trees on the southern edge of the garden to block the view of the windows in the north side of 8 that are visible in the render, and you could deck/pave an area against the eastern fence to give a seating/entertaining area with sun into the evening.
7 also appears to be a unique building in the development, so bonus on that front.
If 7 is not released yet, I would be expressing strong interest ASAP and enquiring as to whether it was possible to purchase 'off plan' or whatever it is called (and prevent it from going on the open market). It might be possible to tailor internal specs in the process as well.
There might even be potential to create liveable space above the garage, accessed from the house.

Some of the designs look very nice, very 1920/30s metro land and then there is Chester. Poor Chester. Provincial in name and nature. But you probably get a free Pampas Grass with the mock Tudor design?

Plot 1... with 41 other houses worth of vehicles to-ing and fro-ing past it all day, accelerating in each direction, next to a occasionally-stinking pond that attracts yoofs loitering about, and with neighbours to the rear staring into your windows from their second floor?
The medical centre noise situation could easily be assessed by parking up nearby at various times of day and night.
Well, only three of the currently available plots are serviced by what stands a fair chance of becoming an adopted road.
The majority of the plots are serviced by roads that are clearly glorified shared driveways and will never be adopted. All fine and well until they need maintenance. Is there a service charge and does it include more than landscaping?

Some great points above.
We went to have a look and unfortunately the building plots behind the front row were virtually on top of you. The other issue is the road changes from 30-60mph virtually right outside the development, and that road noise was an issue. Plot 7 I still think would be the most desirable and whilst not yet released the sales lady gave me an indication of price... ouch.
Overall though the larger houses Redrow make are great. Nice style. Great layout. It's just the plot sizes - far too small for the size of the property, IMO.
Conclusion - if pushed I would only be interested in 7 or 8, - the only ones not backing onto another resi property.

I'm mainly basing it on overlooking. I have nobody behind us in our house, and it's still one of my favourite things about it. Not sure why, I'm not really doing anything I wouldn't want people seeing.... Unfortunately!
