I am looking to add an extension behind the garage and next to the kitchen at my mum's place - it will have a boiler room, shower room and utility area. Currently the washing machine is in the garage and the boiler is in the kitchen.

Allowing for the 1m boundary, we have 2.5 depth x 6-7.5m (if we are to keep inside the 4m allowed past rear of house without full planning permission / neighbour consultation).

Look from above garage is to the left, garden to the right. The 1m hallway would lead from existing kitchen/garage door as I prefer to keep the kitchen door on the garden side.

CURRENT DOOR (Entry Point)

The shower room will be approx 3.5m wide and 1.5m deep (to fit a Basin, WC and shower.). Q. Is there enough depth for a shower room - doors will be sliding or open outwards into the hallway?

How much extra would it cost to get planning and build something that isn't the smallest?

I've seen too many places ruined by penny pinching extensions.

This is a better diagram:-



I will get Lawful Development Certificate and get Building Regulations approval - or find a builder that will do this. Is it better to get full planning - just didn't want to go through the process if not needed?
We had a kitchen roof replaced (previous owner bodged it badly with leaking Veluxes) and had building inspector to check and make recommendations so i am not a cowboy(!)

Some pretty compact space saving stuff available.




That whole unit would fit onto the wall facing the shower.

Probably enough space but have you thought about making the whole area a wet room which would remove the need for shower tray/screen etc.

I've recently had an ensuite refurbished - 1.45 x 1.70m. You've got a much bigger space so it will be very easy.

I don't know how old your Mum is, but consider a "comfort height" toilet and grab rails. Even if you don't install grab rails now, make sure that there's adequate support in the wall in the places where you would put them.

A shower room will fit no problem. Personally, I'd put a 900mm wide tray in the full depth of the room, and then an 8mm shower screen (12mm is OTT) leaving a 600mm gap at one end and then a 300mm hinged splash panel. There's enough room for the door to open into the room.

Good points. I don’t like walking on floor tiles - and given that I might use it occasionally - a shower tray makes more sense. I think grab handles would be useful.

Remember external walls now have to be 350mm thick (IIRC) so subtract that from your dimensions.

We had to change our utility room layout from side-by-side washing machine and tumble dryer, to vertically stacked.

My en-suite is 1.9m x 1.7m. Has a decent size shower 750mm x 950mm a toilet and a sink. plenty of space to wash and poo.

The more I think about it, I might move the shower room into the portion that sits past the rear wall. That way I can use the full 2.5 metres of depth. The utility room and plant room don t need mroe than 1.2m of depth and should easy fit in 3.5m length.

Mark the whole space out in the garden with some string etc and get a feeling for it. I had a squeeze en suite and used cardboard floor templates to optimise the space

It was a local firm who project managed. Atlas Concorde tiles, branded sanitary/ fittings e.g. Roca, Grohe, Roman showers etc. Just under 11k for everything - joinery, plumbing, tiling, electrics, all done by specialist trades.Not the cheapest but workmanship and attention to detail was outstanding.
