The only advice I can give is visit any potential purchase on several occasions at various times of day, check out traffic levels etc. Somewere that may appear quite may be a nightmare at school start/finish times etc, also lookout for night time activity (the overflow carpark behind my house is the boy racer hang out, dohnuts at 3am is not funny). If you are buying a new property off plan be very carefull and do not accept it until they have finished EVERYTHING!!! Getting the builders back to fix crap workmanship is a nightmare.....I have learnt a very big lesson the hard way.
I'd stongly advise against doing that.

Go with that completely.. Currently trying to get builders back and not having fun..
Other thing is, set your budget and don't got above it.. Estate Agents will often show you properties just a little above what you said you wanted to spend, (well they did me).

What I meant was;
With a car you can test drive it, but you can't do this with a house, how can you be sure you're geeting a good'en (aside from the surveys, which appear complete bollox IMHO) i.e. is the warehouse next door suddenly going to be turned into a nightclub etc etc
-any ways for checking this sort of stuff?

Knock on the neighbours doors and ask, its worth a try, you are bound to find some nosey sod who will talk for hours and tell you all the local gossip. You can also try the local council, my local one was very good and could not have been more helpful or proffesional.....................which makes a change.

buy the local paper - or get acopy of the weekly freepaper - go to the council - and talk to the neighbours round about.
word of mouth is a lot cheaper than local authority searches
also talk to other estate agents aside form the one your buying from - thye will often be terribly indiscrete - but they may also tell little white lies too,

Your solicitor should do a full search for any future local plans in the pipeline plus you should have a full structural survey done by an independent surveyor (not the BS or Bank one).
