Costs for bricks and mortar?

I’ve been running my tool business from home for a while now. Sometime in the future I would like to get some office/storage premises and it may as well offer some retail space too.

So I’m trying to working out the monthly costs involved in going bricks and mortar.

Rent or lease of premises
Business Rates
Utilities
Insurance
Repayments on loan for stock and shop fittings

What else?
