Hi all,

Right i am part exchanging my house (6 years old) for a new property. The house building has turned around and said that they want a Corgi registered technician to come round to the house and do a report of the gas and electrics. Fine we have said but you can pay for it. We have checked with our solicitors and they have said "the house company can ask for it but you do not have to pay".

Ok we think that is it. Speak to the house builder today and they have said we must have it done and we must pay, we explain our solicitor says otherwise but they say it is part of the term when buying our house. We also said that if it were a private buyer and they wanted the report they would have to pay for it not us. However the house builder seems to think that is not the case and the cost is our responsibility irespective.

The house is still in it's 10year NHBC warrenty so surely this is ok, apparently not.

Any advice or suggestions.

it is unlikely to cost more than £100 or so to have the inspection done (unless you're buying a particularly unusual property). I seem to recall I paid £55 for mine a couple of years back on a 2 bed terrace in Southampton.

Personally I'd just pay it.
