Is it right for a landlord for a site in which the buildings have no meters to get the bill for the entire 300 acre site then pick a number out of his head and charge the tennants that?

I've just got the bill, as have several other small businesses on site, we have each been charged almost £700 + vat for the year

Last year at my old unit the bill was under £200, and that was taken off the meter!

Where do i stand?

Are utility bills not covered in your rental agreement?

Surely, if you don't have a meter, he won't know how much electricity you have used?

If it is not metered then he ought to be charging you based upon the percentage your unit represents of the total built floorspace on the estate eg if the estate is 100,000 sq ft in total and your unit is 10,000 sq ft, then you pay 10% of the bill. However, it might say something different in your lease so you need to have a look at that first and see if anything is specified there.

Charlie,get me to put your own 3-phase meter in ,not a big job,then you would know how much juice you are using!
