I need some info. i have a drive way that goes down the side of my house and at the end i have mine and next doors garages. He has blocked his garage up so no longer has a door but parks a car infront. i have no prob with that car but his son is also parking down there which makes it a pain to get to mine. It turns out that the land is mine and he has right of access to park in his garage but know where else. i have sent a letter but had no relpy and like i said i have know probs with his car just don't want the sons car there. does anyone know where i stand and what i can do. any help would be great

Knock on his door dressed as a Parrot and call him Jimlad.
Then ask if you could live on his shoulder.
When he says 'No' (hopefully) then ask if it would be possible if his son could move his car as its hard for you to get yours in (oooerrrmisses)

Presumably he owns the land that his garage sits on? and a few metres in front of it maybe?. I'd find out exactly which bits I owned and which bits he owned then go and talk to him, rather than sending letters.

He owns the land his garage is on but not infront. i did think this was strange but thats what the paper work shows.

How do you wish to play it?

I am guessing the legal approach given that you have already sent him a letter. Have you actually spoken to him?

In your shoes I'd go and ask if you can look at his deeds because yours show that you own all the land he is parking on............

I think it may be easier to just knock the door and politely ask the question, you never know he may be all ok and that's that.
surely letters etc are only needed if the former doesn't work.

i will try all that first. the last thing i want to do is get on the wrong side of him. but i just want to know where i stand if things don't change

Well, if you own the land then you can put up a sign about clamping and instruct a clamping firm..........

If you can't get your own car past the son's , just park behind the son's car once or twice .

Sooner or later , the son will come and ask you to move your car to let him out , at which point you will have to apologise and state that since you've had a drink after returning home , you won't be able to move your car until morning .

Hopefully , he won't park there again after that .
