Afternoon all. I'm after a little bit of advice if at all possible.

I live in a private estate and my across the road neighbour has a few convenience stores around the surrounding areas.

He regularly gets products delivered from a bakery to his house at all hours. Ranging from 9pm to 3am and the delivery guys are very noisy. Often waking us up including my young daughter who is very tired the following morning if she gets woken up.

I should mention that i've challenged this before and the deliveries were carried out at 9pm every night which i lived with. Recently though we're back to 3 and 4am deliveries and waking us all up. I've challenged him again and still no results. I've also spoke with the company and they are franchised out to private drivers so find myself a bit lost as to what i can do.

Any advice?

I can think of a couple of options. But remember that any disputes you raise with your neighbour will have to be declared when you try to sell your home.

Before I do either of these, I'd have a word with the guy and tell him what your next move is if he doesn't stop. Don't want to do it, but you're giving me no choice kind of thing.

1/ Noise abatement people at your local council.
2/ Planning permission, he's using the house as a warehouse for his business and I'm pretty sure that he won't have permission to do so. Council can require him to stop.

I'm sure others will have better ideas.

Large amounts of food product delivered to a private house? Hmm. Council will definitely be interested.

It will depend on where you live.

Here in south Bucks we have a bit of a problem when it comes to noise in that the council doesn't have any out of hours environmental officers and according to Thames Valley Police noise is a council not a police issue. You can pretty much do what you want as we discovered when they threw a rave down our lane

When it comes to holding all night raves South Bucks is the place to do it!

As for food deliveries I suspect the council will ask you to document it and report back to them. A word with the culprit face to face being civil and explaining what you plan to do sounds favourite. Ultimately he lives there and I suspect he doesn't want the whole world to hate him. Neither does he want to get shut down.

Yeah sorry a bit more info.

I live in Glasgow, and the delivery people have keys to his van where the put the stuff directly into it.

I told him a long time ago that i'd seek legal advice and he just got a bit shirty, i think i'll start a diary and then take that to the council.

At the moment, the way things are is fine from his point of view, the simple answer to his problem. So you need to find a way of making his carrying on as is more of a problem for him. Enlisting the aid of the council, whichever department, is unlikely to be productive.

Phone up the suppliers and tell them you will be charging THEM with disturbing the peace if they continue to deliver at these hours . They won't want or need the aggravation .

Check the deeds for your property as this may place restrictions on any business that might be run from the property.

As always this sort of thing is best dealt with on an informal basis and you would have more weight if you could get the other neighbours on side.

The other is call environmental health and say you are seeing rats because of the food kept in the van overnight, make sure you tell all the neighbours as this will piss everyone off.

Sorry, what ?

The stuff is being delivered to a van, outside his house, when he owns a few stores nearby?

Why not ask him to move the van to one of the shops, or somewhere it won't disturb people.

Seems a perfectly reasonable request.

You would think, wouldn't you. Seems he uses the van as his mode of transport.
