Return of Tenancy Deposit
Discussion
Hi all,
We handed our keys back to our old property on Saturday 3rd June and, despite chasing, have not heard back about our deposit.
Looking around online, all I can find is that the deposit must be returned within 10 days of any dispute being settled, but I can't see any information about how quickly the landlord/agent should inform the departing tenant of any planned deductions.
Is there a time limit on this?
Thanks!

Some tenancy agreements will give a time scale for the return.
The landlord has a reasonable period of time to negotiate deductions but should tell you that there are going to be some within 10 days of the end and then negotiate the actual amount or issues if there are going to be deductions.
If no deductions then as soon as the agent has the owners written consent to that they should release the deposit asap but within 10 days.
You do need to formally ask for the deposit to be paid back. That starts a clock certainly with the TDS
If they don't and havnt told you of any dedutions then you can start a claim.
Have you go a copy of the certificate showing how much and where/how its protected?
Have you given your new address/contact details?

Find out who has protected your deposit.
You should have been informed of this within 30 days of the tenancy start.
Ask the agent, who its protected with. As well as formally requesting the deposit return. Ideally email giving them the bank account details etc.
That way you can reference the email in any dispute.
Then contact the deposit holding company to clarify their position on the matter.

Thanks guys.
I know where the deposit is registered (TDS) and understand the dispute process. My question is focused on the timescale allowed between returning the keys to the property and the being informed of any planned deductions.
I have formally requested the refund from the agent and had an email today saying that they're waiting for the checkout inventory to be returned from the independent company who conduct these on their behalf.
How long should this take?

now you have formally asked for the deposit - 10 days to return or inform you of deductions. If there are deductions then it will take however long to negotiate and agree or not to agree. then 10 days once with agreement of both sides.I know where the deposit is registered (TDS) and understand the dispute process.
