We're meant to be completing on our house purchase today but the seller's solicitors can't confirm "where the keys are" or whether anything in the property is under a hire purchase agreement.

What happens if they breach the contract?

If you have exchanged and the contract specifies a completion date then you can sue for breach of contract and recover your costs for the lack of (or delay to) completion. Might be worth getting your solicitor to push a bit harder on them, maybe it'll kick them into gear.

The keys should be with the estate agent if you're completing today! Have you contacted them or the vendor?

Good luck I completed last friday and moved in

Speak with your solicitor

Personally I would go round house and ask them what are they doing!

HP? This should all have been clarified in the property information form and definitely before exchange. What 'property' are you expecting to be left behind?

I would be a little surprised if the contract specifically stated a date rather than a time period for completion.

Why aren’t you contacting your solicitor instead of posting here?

This would be the last thing I would be doing, if at all.

Anyway, if you have actually completed, its not illegal to break into your own house.

When we bought our house 2 years ago the sellers stalled at every point, we moved out of our old house on the thursday, keys with EA 9am, we chased for hours for our new house keys, phoned up at lunch and threatened to go around to the house at 2pm if they hadnt moved out, call back at 1:30 saying the keys would be there at 3pm.

Sellers are dicks

I imagine you’ll be changing the locks anyway so arrange for a locksmith to attend. One off bill that will probably be small beer considering what you’ve already shelled out!

Bought my house 2 years ago after a quick sale, went round the house to find the sellers had taken down the "SOLD" sign from the front of the house.

I wanted to do that!!!

I sat in an estate agents with a Luton van parked outside containing everything I owned for about 3 hours once waiting for keys.

I was not impressed.

We arrived to ours post completion WITH THE KEYS and the cheeky buggers were still moving bits out. As I pulled in, they clocked the van hurried out and left (leaving loads of unwanted stuff, a fridge full of manky food and a very confused cat).

A few few tip runs and clarification that the cat was living with the neighbours from now on had us sorted. Thankfully our dog 'reminds' the cat he no longer lives in our house when he tries to come in.

We completed on ours and found a load of stuff in a garage - vendors said they were coming back for it all....after completion and without asking...

Needless to say I let them but not without taking payment for storage of whatever I wanted....lawnmower and bench seemed fair.

OP posts on Friday with crucial questions and then disappears!

Assuming real - OP have you exchanged yet or were you going for a simultaneous exchange and completion?

Playing knock down ginger is a popular S,P& L sport or pastime, but in this case the OP may have been busy moving in and also may not have git his wifi up and running yet.

As for goods left behind by the vendor of a property, these do not transfer to the buyer without agreement for this to occur.

Perhaps he did get moved in and now has no broadband at the new address
