A friend of mine has been private renting a house for the past 4/5 years, she has now found out via a neighbour that her landlord has submitted planning to build another property using 50% of the rear garden and the two parking spaces that come with her property.
Is there anything she can do about this?

Even if she can, what will come of it? An eviction notice because the landlord “wants to occupy the property again as their sole residence”

Start looking for somewhere else and jump before she is pushed.

That was my initial feeling on it and have told her as such, the plans are for a 'granny annexe'

Have now been online and read that PP has been granted with conditions, one of them being the following....
the annexe hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the main dwelling, known as No. 2 Somewhere Close, A Town and shall remain within the same planning unit as the main dwelling.

As No.2 is the rental property occupied by my friend would the above imply that the annexe will have the same address as the main property and can only be lived in by a person closely connected to the person/family residing at No.2 ?

Or have I mis-read?

I think you’ve read correctly, and that means an even bigger chance of her getting evicted as the landlord will want a bigger rent to give a return on his investment.

This. I was going to suggest your friend asking for a big discount to the rent while the building work was ongoing as I suspect the landlord may struggle to let her house out while builders presumably require access to the garden. However, on the basis that the landlord will want her out at the end of it, I'd just start looking for a new house now.

Thanks, I did mention that part of the planning to her and said to start looking as 2 month notice isn't really that long when trying to find a suitable place to live, the garden of the property is approx 25ft wide x 20ft deep the granny annexe will reduce the depth of the garden by 10ft (this will become the garden of the annexe) the single garage to be converted will become 2 storey.
