10 and 12 year old sharing a room and the law

Anyone got the law on this as seems to be conflicting info on the net.

Does the HMO Oct 18 rule apply to just rented or private?

I was trying to rent a house as interim step as I was made redundant last month and just started a new job a week later which stopped me buying.


The agent said the room needed to be 10ft x 10ft and he wouldn't be able to rent a smaller 3 bed to me!

I would agree in some way however I could be in breach of tenancy and the agent in question knows me and my ex as I rented from him once before so couldnt pull the wool!

I just say I have daughters eldest is 12 youngest is 6, thats all.

I have been messed around by one agent as the tenant looks like she is trying to get a council house so that was my prefered home but it could be months of eviction proceedings after she served notice and then started messing around with her exit date.

NSPCC site: "we recommend that girls and boys over the age of 10 have their own bedrooms".

How times have changed, in my humble over crowded childhood home I used to share the same bed end to end with my brother's feet on my pillow.

I wasn't aware of any of this so interesting stuff.

I didnt get my own room until I left home aged 17. Shared with two brothers up until then.
