My 2 year mortgage deal is ending with current lender so I've shopped around and decided to apply with HSBC.

Offer was accepted and I'm in the process of completing the transfer of mortgage. HSBC appoints a solicitor to deal with most things, except one.

The house deed is in both me and my wife's name, however I've applied for the HSBC mortgage as single applicant (myself).
HSBC has classed this as an "Indirect Application" and needs my wife's solicitors details to send an "Independant Legal Advice pack". I'm guessing this is to record her consent.

I've contacted a local solicitor but they are not interested. What should I do?

You could ask your wife to give her solicitor's details to HSBC so they can send them an "Independant Legal Advice pack".

Why do you want the mortgage in just your name only? Was the previous mortgage joint or single?
Sounds to me like there's a lot more to this story than stated above.

Sounds to me like there's a lot more to this story than stated above.
We don’t have solicitors on the books. My wife is full time housewife so I didn’t think we needed to apply under both names. Obviously I was wrong.

I’ve approached one solicitor but they are not interested in this case. So much hassle in the process I think I’ll reject the offer and just go with Santander to renew. Santander’s rate is only about 0.5% more.

I would agree that there’s a lot of hassle in that process but it’s easy to see why HSBC need you to do that.

No one’s going to lend money to one person, secured against a jointly owned property, without involving the other owner, are they?

If you want to proceed with the first lender, the answer is that you need to try some more local solicitors - in circumstances like that, the lender usually requires that the independent advice is given to the mortgagor in a face to face meeting,

Thanks all. I was naive and made the mistake in the application. The process was easier the last time with Santander as everything was done online without need to find my own solicitor.

I’ve cancelled my application with HSBC and went back to renewing with Santander instead. My credit rating took a hammering as a credit check is down every time I amend details in HSBC but suppose this is a good lesson learnt.
