Tenant advice

One of my kids left her student rental just before Xmas, while moving a door slammed and a mirror fell off the wall and broke. She contacted the landlord who asked her to pay for a new mirror, which she did and her deposit was returned in full within the statutory period.

Last night she received a threatening call from the landlord insisting she is responsible for fitting the mirror, this was completely out of the blue after four months. My view is she tells him no calls and apologises for his tone, then suggests she’s complied with his initial request and the return of deposit means end of contract. Am I giving her good advice?

As a landlord that seems reasonable to me. You can't keep going back to the tenant for more money, and as the rental is over and the deposit returned the LL has zero leverage. If they wanted payment for fitting then thats what they should have agreed the first rime round.

I'm not the best at DIY but surely it can't be that hard to put up a mirror?

Anyway given that he's returned the deposit I'm not sure what leverage he has (if any) so I'd be tempted to tell him to "do one".

Normally I'd suggest an amicable discussion but given the way her former LL has approached her I'd not do him any favours.

Its no more difficult than hanging a picture.

Not true. Unlike a picture you have to get a mirror perfectly level, otherwise the reflection is at an angle.

Seems like everyone agrees that the LL is too late. His request was to buy a new mirror not buy and install a new mirror, so she has complied fully with his request.
He's returned her deposit and if he's any issue, he should have brought it up long before now. Block number IMO.

She has blocked and for good measure told him she recorded his threatening call. Thanks again.
