I'm considering moving to Worcester. I have lived there before, but not for 23 years. I lived just off the Tything, at the back of the Talbot, I think, in a tiny 2 up 2 down terrace.

I'd predominantly be working in Hartlebury, Kidderminster and West Bromwich, as well as all over the UK. I have children in Tewkesbury and Lincoln, and my parents just outside Evesham. I don't like new estates, preferring Victorian properties. I've never had a garage, so I don't think I'd miss one, but I do want off road parking for at least one car.

I'm considering the Gheluvelt Park area - handy for town and walking the dog on the racecourse. Also, I have the impression it's a fairly developed community, with convenient local amenities.

Practically, I'm going to see a couple of more modern houses up on the Spetchley Estate, across the road from the blind college. It's a lot more convenient for J7, but probably not as interesting a place to live.

My budget is around £150-180,000. At the lower end of this, I wouldn't need a mortgage, and that's very appealing.

Estate agents are telling me that the Tunnel Hill area is on the up. It wasn't very appealing 20 years ago, and I'd be surprised if it's a whole lot better now.

I've also moved back to Worcester after a period away and live very close to where you were before.

I have a reasonable knowledge of Worcester and also know some Estate Agents (who are friends, if that would be helpful).

House prices, to me at least, seem very reasonable. So i think you will get a good place for your money.

Edit to add - as an example, a Victorian terrace opposite me has just sold for approx 150K. (At the back of the Tything, near Britannia Square)

I've lived here a while now. Ignore the estate agent who tells you Tunnel Hill is on the up. It still backs onto Tolladine, I rented on TH about 8 years ago and it hasn't got any better.

Barbourne is in my opinion a lovely part of the city, I lived on Sandys Road which is very close to Gheluvelt Park 6 years ago in a rented house and loved it. Close enough to wander into the City of an evening, or round the racecourse and down by the river, and small enough an area to feel like it has its own community.
Downsides are absolutely appalling parking, most places don't have drives and so are on street parking and if you're close to the park, it now has a splash pad for the nippers to play in. That means half of the entire midlands decends on the area on a hot sunny Sunday. Including Brummies....

I now live near junction 6, £200k gets you a 3 bed detached, corner plot, garage and 6 car drive in a relatively decent 'hood with, touch wood, naff all crime and not too many peasants ruining the area.

Downsides are, appalling local pub, not as village a feel to the place as say Barbourne and its a 50 minute walk into town or back

In the ideal world I'd have a house the size of the one I've got, with the gardens and the drive I've got and plonk it in Barbourne but without it costing 100 grand more for the privilege.

what the hell is in west bromwich that could possibly pay well?

lived there all my life and to date i have NEVER managed to get a job there thats worth getting out of bed for lol

..I live in Fernhill Heath. Really nice part of the world, Several good pubs and great places
to eat.Its close enought to the M5 to make commuting easy and close enough to visit Worcester city centre.
Never heard of any crime,country side on the door step and very friendly locals.

...Just my 2p worth.

I spent Saturday looking at seven houses in Worcester. rsole, I agree, value seems very good. rallyman1978, I looked at one in Sandys Road with off street parking for 2 cars. You're right, Barbourne is a pain in the arse for parking, but Sandys Road is one of the better roads in the area. We also saw one in the Arboretum, which was a fantastic house and very good value, but had no off road parking.

SystemParanoia - not much! I have a customer there, and they would like me to be there at least one day a week. I'd struggle to find a whole week's work there.

550Anniv. You're probably right, but I'm not quite ready to give up the convenience that Barbourne offers for the quality of life that Fernhill Heath does. I drive workhorse vehicles during the week for hours, and don't want to see a car at the weekend. If I can walk everywhere I need to be from Friday afternoon until Sunday night, I'm a happy man.

Of the seven, I liked two enough to do anything about. My fiancee was scared of one of them - too much work. The mutual one, on Sandys Road, could be a goer. Look out for threads for good electricians and plasterers in the next couple of months!

If you buy on Sandys Road and get to drink at the Pope Iron/Winning Post or whatever it's called now, I'll officially dislike you. It was a great pub and the Arrowhead is awesome lick
