The Mrs has seen a house for sale and she has fallen in love with it. To be fair it is lovely and is actually a very well priced. We had our house on the market last year but with the downturn not much was happening. This year things seem to be moving but time is not on our side with the other property. Anyone know any tricks to getting a rapido sale privately? Our house was valued at £219'000 last year but in order to bag our future abode we dont need so much.

Only one thing makes houses sell quickly - keen pricing much as you've found. So £199,000?

Yeah, that's what we are banking on. Might stick it on with our previous agent for a couple of weeks at that price and see what happens, but with all the fees they charge it limits us as to how cheap we can sell for.

If the house is priced right it will sell. We have just sold one of our houses. Two years ago we refused an offer that was £50k more than what we got for it now. Most estate agents seem to use guess work in their valuations and can be miles away from giving an accurate valuation, have a look at the land registry to see what similar houses is your area have sold for very recently, that will give you a rough idea of what yours is worth.

If I was you and you are happy with the agent then be honest with them and tell them your bottom figure. Tell them you can't sell below that. As long as you can do the deal at that figure then everyone's a winner. As said above it will sell at the Market price or hopefully someone else will fall in love with it

You are probably the best person to know what your house is worth, but more importantly, you know what figure you can accept. You may find previous sale prices for your area here (www.houseprices.co.uk) but of course this info is also available to purchasers which could influence your asking price.

Anyway, like anything, a quick sale will be price driven and be prepared for some silly offers. Both my daughters have purchased houses recently and being first time buyers they were able to complete quickly. In both cases this was a deciding factor and both vendors accepted low offers on the basis of a quick sale.

Choose your buyer carefully, and don't be afraid to check out their position.

Price, price, price!

The other thing to remember is that if the house is what you & your wife really want & it's going to be a home for a fair few years, £10k or $15k here or there is nothing compared to you being happy. The right house rarely comes around, it's normally a compromise somewhere.

Good luck, I found the right house last year, viewed it one weekend, wanted it, spoke to agents to market mine the following Friday, accepted an offer on mine before the pubs opened Sunday morning. It can be done quickly.

Yep as has been said it's got to be sold on price. Also speak to a number of agents, most of them are struggling for business at the moment so a 'sole agency' clause shouldn't apply in the contract; this way you'll get the maximum exposure as once you've had an honest conversation about a minimum figure you'll take for it I'm sure they'll be fighting to get people in through the door first.

you could put it in a property auction? Never sold but bought at auction a few times, although its usually full of stuff that needs work or some excuse not to be sold as per the normal estate agent route, such as a repo that bank wants quick settlement, and you can always set a reserve, selling without reserve would be a bit scary .... anyways the buys I have done have been very painless and been settled up within a month of purchase! This can only be a good thing for the seller too...Good Luck ! Oh also some houses are put up on ebay- not sure if this works or not but is fairly cheap advertising all the same....

Thanks guys. Seems that keen pricing is the way ahead. We'd only been online 2hrs and we had 2 phone calls asking for a viewing. Fingers crossed.

Speak to the agent who is dealing with the house you wish to buy. They will be even more focused if they have 2 sales hanging on their efforts.
