Hey Liverpudlians, Happy New Year !

I wondered if I could take some advice

My brother's looking at a job in Aintree, he wants to know where's good to live in a 30 min commute.

Probably East or South, and he wants village/rural not suburbia/city

House budget 500k ish

any thoughts ??

He's living at the end of a farm track now, 6 fingers is what you start with until you lose 2 into the baling machine!

No chance commuting in that time to aintree.
Be over an hour.

Nice place to live though.

500k +

I’d go for hightown, freshfields, formby areas.

I assume commuting to aintree hospital, the traffic is a bd coming from queens drive, however if you come from the motorway in it’s much better.

South, Woolton Aigburth, but a little over 30mins and more suburban.

West Wirral?

Although thinking about it, rush hour is going to be 45 mins I guess.

£500k will get you a fairly decent rural pad in that part of the world. I'd be looking down the A59 corridor between Maghull and Ormskirk - plenty of stuff on the outskirts of Lydiate, Town Green, Aughton. Or look for somewhere accessible off the M58 - Bickerstaffe, Lathom (Burscough/Ormskirk side, not near Skem), Simonswood etc.

I'll feed this back to him. This is all great.

Wirral looks tempting, but aren't you held hostage to crossing the Mersey the whole time? Time-money....

Yep- same with Frodsham / Daresbury mentioned about now the bridge is tolled.

Given a free choice the area quinny100 suggested make most sense.

"Around" Ormskirk is his best bet.

Aughton is the nice part of it. Or head more towards the M6 and Parbold area - villages like Mawdesley and Rufford are also popular and plenty of houses on their own dotted around.

This, some nice places in the area, good eateries and farm shops.

My neck of the woods is about 30 mins from Aintree - Billinge/Up Holland. Nice enough area.

I live a handful of miles over the other side of the Mersey Gateway bridge, loads of traditional large family houses and hundreds of new detached being built. You can get a nice 4/5 bed for £500k that falls within the catchment area for free crossings* on the bridge.

  • £10 annual registration charge and watch out for council tax band G as you won't qualify for the free crossings. I was lucky and got band F on the last assessment, be careful with this if you and your family cross the river daily - it can easily be £1k a year per car in hidden costs.

£1.20 per crossing with a tag , £1.70 otherwise . Rumoured to be going to reduce to a quid soon with the tag .
It's most unpistonheads but the bus service from the Wirral to Liverpool is good ,depending on where you are on the Wirral there's a train service too , very rare I ever use the car to go to town and the wife only uses hers as she has allocated parking and she is supposed to have the car with her at work .

It's going up to £1.80 without a tag.

With a tag it'll remain at £1.20 peak and £1.00 off peak (7pm - 7am) and all day Sunday.

South Warrington around Stockton Heath. Great village vibe, plenty of good pubs, and restaurants. Would be pushed to do Aintree in 30 mins more like 40 mins as you would have to drive through Warrington town centre to get to the M62, once on it though, its motorway all the way.

Id agree with this, you have Stockton heath, Appleton, Lymm etc!

these are east and south as per the OP's request, also village and rural as well as around 30 minutes commute to liverpool - I do it daily!
