Housing Dilemna - Where's good (Leeds)?
Discussion
Right.... We're having a bit of second thoughts on the house buying front. We're currently near Roundhay Park and it's great round there. Plenty of decent walks and open space for the wee fella to play in and some decent pubs for a pint when we feel like it. We were chasing a couple of houses but one got into a bidding war which we pulled out of and another one gives me a feeling that the sellers are going to change their mind.
All this coupled with the fact that we're thinking about doing some studying again and maybe tightening the belt slightly means it might be best to leave LS8
and get more for our money elsewhere. We thought about maybe dropping our budget and getting a place that had some potential for the future rather than somewhere that used all our money right now.
So, over to Yorkshire PH.... Where is good? Options we'd maybe considered but don't know much about. Guiseley, Yeadon, Rawdon, Cookridge, Bramhope, Alwoodley (seems to be not much there). Add some others if you think of some. Would prefer to stay in North Leeds and would like to be close to a park or some open space but with maybe train links into town within a mile or two.
Not asking much I know
TIA

Without being vulgar, what is the approximate budget?
I like where we live, which is Churwell. Close enough to city centre (1 train stop) but good value because of closeness of not so nice area's. Houses on our newish bit range from £120k - £249k.
However, everywhere you named North of Leeds would also be excellent.
We went to a bbq in a nice bit of Wakefield recently and were surprised how close to Leeds it actually is.

All the areas you list are for the most part quite nice residential areas close(ish) to the centre. I can't believe you'd get much more for your money than you would in LS8 Roundhay and I suspect the latter two you list might be more expensive than Roundhay. If you really want value for money I reckon you need to think a bit wider and start considering the less popular areas heading west to say Huddersfield or south to say Wakefield. Whilst you've probably pulled a face at the suggestion of leaving north Leeds for areas such as these both do have areas which have everything you list and which are actually quite nice modern estates. If you can accept that you've got a longer drive into Leeds and a less desirable postcode then the property is likely to be much cheaper.

Guiseley, Yeadon, Rawdon, Cookridge, Bramhope, Alwoodley Alwoodley is a funny one, you can get really expensive or you can get averager than average but to me it's just bland. There doesn't seem to be any character to the place. I don't like it but just had to throw it in. Yes, it can be more expensive than LS8 but as soon as you get close to the park it's almost like it adds 50-100k to some houses compared to equivalent elsewhere.
Horsforth was mentioned last night by the missus. I reckon that could be a contender as most people I know that have lived there enjoyed it. Again I don't know much about the area though (I'm not from Leeds). Good areas? Places to avoid?
Not really interested in getting out of Leeds as she works in the centre and I use the airport to get to work.

Bramham, 3 pubs, great cycle and walkways, Wetherby nearby. Equal distance to York or Leeds and easy access to the Motorway.
Bramham Park is lovely for walks etc, buses to Leeds / York. Some nice driving roads on the doorstep (my testing ground).
We only have two pubs now, but still not a bad place to live.Bramham Park is lovely for walks etc, buses to Leeds / York. Some nice driving roads on the doorstep (my testing ground).

Where the hell was that!?
(Seriously....)North of Leeds I'd find it important to be close to Golden Acre Park, especially late at night. I believe being close to GAP can add £50 - £100k to property prices.

But seriously We moved to Scholes (in-Elmet). Couple of good pubs, good schools, quiet, close to open space and prices not too daft. Barwick's about the same with Thorner and Bramham a couple of notches up on the price ladder. Public transport can involve a walk to the stops but you can get to Cross Gates Railway Station and Seacroft Bus station pretty quickly.

haha, I believe there is only one carpark for GAP. Drove past on way back from a Wedding last year. Was 1am, car park was heaving. Taxi driver wouldn't stop though.
There's actually two Car Parks at Golden Acre Park. I go past regularly and was surprised to find that they had THAT reputation.telecat said:
