How much is a garage worth in Aberdeen?

I have 1 of my 2 garages up for rent in Aberdeen but someone has offered to buy it. What's the going rate for a good condition Garage? I really have no idea!

They were built in the back garden so have there own access and aren't part of the house, it's also a 2 bed flat so I don't think I will lose much value if I still have 1 garage.

Thoughts?

does it have stand-alone power (or the facility to install without getting roads dug up by Scottish power as this can be expensive)

I sold a lockup on a side street near Duthie Park a couple of years ago for £13K. Breeze block construction, no power or water. The door was a couple of years old, but there was a big leak in the (asbestos) roof. All done via Gumtree. Hope this is some sort of barometer.

If walking distance from AB15 then £15-£20+k. A friend of mine sold one a few years ago using an agent who paid for flyers to be posted in a 5 min walking radius and it sold in a week. Check ASPC for how many flats have a garage and you will see how valuable it is!
