Hi,

Can anybody recommend a mortgage broker for dealing with buy to let mortgages?

Also can anybody recommend a letting agent? As I'm new to this i'm looking for peoples opinion/experience on both using a property management agent and doing all the work themselves and saving the fee. I know somebody that uses an agent and in my opinion they don't get value for money, but maybe some agents provide a better service and they might be worth the fee. What % rates are typical?

I would be happy to recommend Stronachs based on experience from my sister and my sister-in-law who both have flats rented out through them. They have been good with dealing with minor issues all the way to finding and vetting new tenants. Not sure what they charge.

I also have a colleague who has had a bad experience with Raeburn Christie (apologies if there is anyone on here who works for them.)

We've got 4 flats in Aberdeen and manage them ourselves.

No problems (except for a student possibly offering sexual favours in lieu of rent...)

APL (Aberdeen property leasing) have been suberb with my flat in the deen.

Used to use James George collie but they were useless.

I used to use K.W.A.D. for one of our flats years ago but they were K.R.A.P.

Although, in fairness, I do know somebody who uses them now and hasn't had any issues.

Ive had a house rented out since April and am now in the unfortunate process of evicting the tennants - my advice, although only based on this 1 experience, do it through an agency for sure!

What nightmare. What happened? We've been lucky and never had to deal with something like that.

As a tennant they treat you like s*it of their shoes. However, as a landlord you want to mitigate risk as far as possible so maybe not a bad thing.

Don't let it put you off Mark. I have one of my properties rented out and although I have had one bad experience my new tennants are fine. I have the benefit of being right next door to keep an eye on if needed. Never used an agency on either of them.
