Anyone any idea how much edinburgh business rates would be for an industrail unit in edinburgh used as storage of 1,000 sqft ish? Not used for buisness just to store our project cars.

Rent is £8,000 pa, according to that rates would be £8,000 pa! that cant be right.

It will depend on what value of the property the joint valuation board have placed on the property.

Business rates are pretty severe at the best of times though. frown

Call up your local gov. and ask them, they'll be able to tell you the rateable value.

Thankfully i get 100% deduction on mine. smile

You can usually find the rate assessor on the regional council's website.
Just email them with details.
Then go to business gateway site to find out if your business is rate exempt or entitled to discount.

Sports clubs get 100% relief. Inglis Racing Club! could be born! motorsport is a sport, we could have a car club of 2 members.

It may be different in Edinburgh but up here in Aberdeen business rates are calculated as follows.

The council send out an accessor to value your property, that value is then multiplied by 0.462 to give you the rateable value and that value is then divided into monthly payments, however if the rateable value is less than £8000 then you will get exemption from any charges.

Your rental figure has no bearing on the rateable value as i understand it.

To give you an idea i rent a building of 2000sq/ft with power,light and water no toilet facilities/phone line/office etc, the council gave the building a value of £2500 which mulitplied by 0.462 gives a ratebale value of £1155 or £96.25/month however due to the small business relief scheme i dont have to pay anything.

As i say this may be different in Edinburgh but phone up your local council and they will guide you in the right direction and im pretty sure you want pay anything as your only using the place for personal and not business use.

I strongly suspect your premises will be caught under the small business rates relief scheme. Hope this helps.

Just read the pack, the property has the following in it.

"We are verbally advised by the Lothian Valuation Joint Board that the
property has a Rateable Value of £8,200."

So it has a value of £8,200 for rates. So £4000 ish. I emailed the local council guys in the first link last week but did not reply, maybe i will give them a buzz.
